An immaculately presented three bedroom terrace in the heart of Walthamstow, with everything that makes our borough so special on your doorstep. Lovingly and expertly developed throughout, you have a vast open plan ground floor and garden.

So much love and care has been poured into this property, but with the loft space so far unexplored there's still plenty of scope for further development (subject to the usual planning permissions).

You'll be delighted on a daily basis by your vast, open plan ground floor. Totalling over 500 square feet and with clear sightlines from front to back, this is an impeccable spot for hosting and family time alike. Elegant smoky grey engineered herringbone style hardwood flows underfoot, there's a wealth of sleek cabinetry down one side, plus a large chef's island taking centre stage while twin skylights and a rear wall of bi-folding patio doors flood the whole space with natural light.

A handy spare WC completes the ground floor, while upstairs the immaculate style continues across a selection of impeccable sleepers. You've a pair of 130 square foot double bedrooms front and back, each cosily carpeted, with classic cast iron radiators and pristine white paint jobs. Bedroom three is a smart single, ideal for a child or home office. Finally your family bathroom is smartly decked out from head to toe in white metro tiling, with a shower over the tub.

Outside and, as noted, you have so much that makes our borough so special right on your doorstep. The landscaped gardens and open green spaces of Lloyd Park are just five minutes away on foot, perfect for morning jogs and evening strolls and home to a huge number of sports clubs and classes. Elsewhere our destination enclave of Walthamstow Village is just a half mile on foot, for a huge, diverse range of high end wining and dining establishments, from the bistro chic of Eat17 to the traditional charms of The Nag's Head. You're sure to find plenty of new favourites.

- Walthamstow Central station is around twelve minutes on foot or six by bike, with direct twenty minute runs to Oxford Circus via the Victoria line, and Liverpool Street just as handy courtesy of the overground.
- Don't forget that garden; it's a substantial 45 feet long, with a slate grey patio leading to a raised lawn, flanked by screening greenery and ending in a handy shed.
- Parents will be pleased to find six 'Outstanding' primary/secondary schools within easy walking distance. From the Eden Girls' School to the Woodside Primary Academy, they're all less than mile away on foot.

a word from the expert....

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:

Forest Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
