2 Bedroom

1 Bath

Set on the second floor of a striking development, this sublime two double-bedroom is flanked entirely by the greenery of Epping Forest, creating an incredibly unique sense of peace. It was originally a three-bedroom property, but work has been carried out to create a huge, bright reception room. Other highlights include the vast communal gardens and parking.

As well as all that sprawling nature, both Walthamstow’s Wood Street and Wanstead are within easy reach, offering quick access to some fantastic amenities, while Snaresbrook station is less than a mile away for the convenience of the Central line. The fact that the property is on the market chain-free is yet another great bonus.

IF YOU LIVED HERE…

The calm decor of your new home should’ve already set a relaxing mood (the front view of your building should will provide enough reason to smile, with its smart brick work, crittal-style windows and rolling communal gardens), but the fact that you can be at the cusp of Epping Forest in mere moments will be a novelty that never wears off.

Talking of great space, the apartment itself comes in at 888 square feet, with the lofty second floor height further adding to the sense of proportion (not to mention adding a touch of energy efficiency). The property used to have three bedrooms but the layout was converted to create a huge dual aspect reception room. Across the cheery and spacious hallway, the separate kitchen will be brilliantly convenient, especially with its modern fittings and plentiful storage. As for the bedrooms, they’re both doubles with more thoughtful decor - the larger of the two also has some brilliant storage, while the bathroom is a good-size too, with modern fittings and walk-in shower.

Back outside, you’ve got your charming communal gardens to enjoy, as well as acres of greenery beyond. Once you’ve enjoyed in all the vast, open space, you’ll be pleased to know that there are plenty of food and drink-based amenities in the area. You’re nestled in a lovely spot between Wanstead and Wood Street, so you’ve got double the choice too.

In the village-esque hub of Wanstead and you’ll feel a world away from the city, with everything from horse riding, farmer’s markets, charming pubs and delis, while over on Wood Street you’ll enjoy the bustle of the thriving community, where highlights include beer shop-cum-bar Clapton Craft, atmospheric new bar Wood Street Bear, tasty brunch spot Dudley’s and award-win bakery Chocolatine.

WHAT ELSE?
- Parents will be pleased to know you have a wide choice great primary and secondary schools in the area (one of the reasons so many people are keen to make this move).
-Drivers, already pleased about the parking, will be happy to know that the North Circular is conveniently located, but not close enough to impact on all that peace and quiet.
- There are excellent sport facilities available at the nearby Sylvestrian Centre, which is located within independent school Forest School but accessible by the public via membership.

a word from the owner...

"We fell in love with this flat because of its huge, light-filled living area, double glazed, crittal-style windows windows, and views of beautiful gardens and Epping Forest beyond. You feel as though you're above the trees, nestled in this courtyard in the woods, but also only a 10-minute walk to Wood Street and 15 minutes to Wanstead. Forest Court is super friendly, with lots of young couples and families, as well as people who have lived here all their lives. Children play together in the communal gardens, and there's even a secret door that leads out into the forest. Plus, the flat itself is really spacious, with loads of built-in storage."

Our Local Guide:
Wanstead

Forest court, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
