2 Bedroom

2 Bath

This artfully arranged two bedroom, twin bathroom family home is laid out across three storeys and more than 800 square feet. Your location is every bit as enviable, with The Village and Walthamstow Central both within easy reach.

Served by the Victoria tube line and the overground, Walthamstow Central station is around five minutes on foot and will get you directly to Oxford Circus or Liverpool Street in twenty.

IF YOU LIVED HERE...

First for you to discover as you step inside is bedroom one, a substantial, bay windowed double of 120 square feet. Currently in use as a study and nursery, in here you have original timber floorboards, artfully restored, bistro shutters on the bay window, and tranquil pastel decor. There's also an en suite shower room, in soft sand tones.

Your next level is dual aspect and entirely open plan, with more vintage floorboards, painted royal blue, and floods of natural light. Totalling over 300 square feet and taking in your kitchen, diner and reception, as well as a subtly segmented study area. All smartly finished with more bistro shutters and soft cream cabinetry. Your principal suite is upstairs, skylit and whitewashed, with another bathroom finished in dramatic jade metro tilework.

Outside and, as promised, the peaceful, pedestrianised streets of Walthamstow Village are just five minutes from your new front door. Here you'll find an eclectic mix of high end, independent wining and dining establishments, ranging from the traditional charms of The Queens Arms gastropub, to fine dining at The Kitchen, or the artisanal hedonism of Mother's Ruin Gin Palace. Whatever the mood or occasion, you're bound to find a new favourite.

WHAT ELSE?

- Our beloved green gem of Lloyd Park is just half a mile away on foot, with cafes, courts, a regular farmers' market, and of course the famous William Morris Gallery.
- It's a fifteen minute stroll to Waltham Forest Feel Good centre, a multimillion pound sports facility home to pools, a state of the art gym, climbing wall, trampoline park, runing track and more.
- The main thoroughfare of Hoe Street is just moments away, with another fine range of spots for eating and drinking, and soon to be home to the 1000 seat Soho Theatre Walthamstow.

a word from the owner....

"We have truly cherished our time living at 43a for the past six and a half years. It has provided us with the space we needed as a young couple, allowing us to enjoy all that Walthamstow has to offer, from the village and town centre to the peacefulness of Lloyd Park. The sense of community here has been something we deeply value, and it has meant so much to us to start our lives as a young family in this home. As we reflect on the many special memories we've created, we will genuinely miss living here and hope not to move too far away in future."

Our Local Guide:
Walthamstow

Folkestone Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
