A bright and white one bedroom ground floor apartment in a gorgeous red brick Warner mid terrace, with a shared lush, west-facing garden. You're mere moments from Lloyd Park here, with Higham Hill and Hoe Street both a short stroll away.

When you're on the move, Walthamstow Central is justa nine minute cycle away for twenty minute travel times to both Oxford Circus and Liverpool Street. Alternatively four bus routes run from around the corner on Chingford Road, easily linking you to the heart of things.

IF YOU LIVED HERE...

You'll be curling up with a book or box set in your 145 square foot lounge. A bay window frames leafy street views, cosy battleship grey carpet sits underfoot and a wallpapered statement wall adds designer flair. Continue through and your bedroom's a solid double with more luxury wallpaper up to the picture rail, built-in storage and a garden view. Vintage ceiling cornicing runs overhead in both rooms.

Head past the handy hallway storage and you'll come to your inviting kitchen/diner - a sizeable space home to elegant cream cabinetry, walnut effect engineered flooring and a door out to your garden. Step outside for a length of lawn flanked by thriving greenery and ending in a patio sun spot all overlooked by mature foliage. Lastly, back inside, for your white bathroom with a shower over the tub and separate WC.

Lloyd Park is just four minutes away. Enter through The Hobson Wood for one of our proudest landmarks, perfect for picnics and hitting fitness goals, the park also plays host to an outdoor gym and all manner of sports clubs and classes, not to mention the William Morris Gallery. Head south for Bell Corner, a bustling confluence of handy bus routes with cafes, supermarkets and gourmet pub The Bell, before following our thoroughfare of Hoe Street down to the heart of Walthamstow. From here the Mall, market or Village are all tempting options.

WHAT ELSE?

- Cyclists have a secure bike hanger right outside, ideal for joining the dedicated lanes on Forest Road to whizz around the Wetlands, past Hackney Marshes and on to the City via Bow.
- Looking for a new local? Try The Dog & Duck just ten minutes away on foot, it's a great gourmet pub with a festive beer garden and mouthwatering Sundays roasts that always hit the mark.
- Cut through Lloyd Park for Spa Experience Waltham Forest (next to Waltham Forest Feel Good Centre) for a soothing sauna or dip in a hydrotherapy pool.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable.  Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Fleeming Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
