A lovely find of a two bedroom Warner apartment, right in the heart of the sought after Lloyd Park conservation area. Sitting on the ground floor, with a classic smart brick frontage and shared garden, this is finished to a very high standard. A wonderful home ready for its new people.

The Warner apartments unique to Walthamstow are instantly recognisable. Built at the turn of the last century yet perfect for 21st century living, the accommodation is flexible, with three rooms of similar size ready to be used as bedrooms or living spaces however suits you. Each has its own character, and this one is no exception, with superb original features in a modern setting.

IF YOU LIVED HERE…

You'll step through your dedicated front door into your long hallway, with handy built-in storage. On the left you'll find your first bedroom, almost 110 square foot, with neutral carpets underfoot. Next is your second bedroom, a similar size with a window overlooking the garden, and the same carpets underfoot. Then you'll come to your brilliant bathroom. It's tiled in classic white, with traditional suite and chequered floor tiles.

Towards the rear of the property you'll find your kitchen, a modern affair with gloss off white cabinets and black metro tile splahback. Lastly you'll come to your reception, close to 130 square foot, with french doors overlooking the garden. There are those same gorgeous pine wood effect flooring and neutral decor throughout. Out into your garden, where a stretch of lawn gives way to an area of patio brickwork just right for al fresco dining.

You're on a serene residential street just a few minutes' stroll from Lloyd Park, Walthamstow's greatest green gem. Enjoy a walk or a run around the park any time of year, and catch the fabulous free festival of Walthamstow Garden Party every summer. You're less than a mile from the centre of Walthamstow with all its amenities and wealth of places to eat and drink. The Victoria Line will whisk you to Kings Cross in around fifteen minutes.

a word from the expert...

“I have worked in Walthamstow for over 10 years, and I still enjoy the buzz in the area. From the scene in Walthamstow Central which offers Collab, Gokyuzu and the Empire cinema. Take a short stroll to the famous William Morris gallery which is located on the popular Lloyd Park surrounded by beautiful green scenery. Walthamstow Village has been a popular trend for me over the years with its bubbly night life and quirky pubs. My personal favourite is The Village Pub. There are four trains stations in Walthamstow. Walthamstow Central, Wood Street, Blackhorse Road and Walthamstow Queens Road. I have commuted to and from Central London from Walthamstow Train Station which takes less than 20 minutes so I can see why Walthamstow has the nickname ‘awesomestow’”. Walthamstow

Fleeming Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
