3 Bedroom

2 Bath

A splendidly spacious three bedroom, twin bathroom, dual reception Victorian terrace. You're sat on one of our most sought after streets here, moments from Walthamstow Central station and just a short stroll from the heart of The Village.

There's a wealth of potential for developing your substantial new home. With your loft space so far unexplored you could follow your neighbours' lead and add your own whole new storey (subject to the usual permissions).

IF YOU LIVED HERE…

You'll have almost 1400 square feet of space to stretch out in – starting with your artfully open plan through lounge. Here you have a wealth of sociable space, divided by original internal glass doors with quality blonde hardwood style vinyl running underfoot throughout. Your ground floor bathroom is subtly set off to the rear; a skylit wet room ready and waiting for some designer flair.

Moving towards the rear, your dedicated dining room totals 150 square feet, smartly appointed and a superb second hosting option. There's plenty of light in here too, with glass doors opening it all up to your kitchen and garden beyond. Here you'll find striking, oversize marbled tilework underfoot and a generous suite of cream cabinets with a mosaic splashback and dark, quartz effect worktops.

Step out here for your rear garden – a lengthy low maintenance courtyard surrounded by timber fencing. Just add pots, decking, benches and perhaps a pergola for a splendid outdoor solace. Upstairs now, where your principal bedroom is a rarely-seen 210 square foot, bathed in natural light thanks to the leaded bay window and also featuring a generous set of fitted storage. Bedrooms two and three are both substantial doubles, no box rooms here, and your second bathroom is tiled from top to toe in smoky grey letterboxes.

Outside, and your Walthamstow Village location is the unquestionable highlight. It's just five minutes on foot to the original high street of Orford Road, where you;'ll find grand gastropub The Queens Arms, Orford Road Tapas and cocktail chic at Eat17. Explore further for the eccentric charms of The Nag's Head, the artisanal hedonism at Mother's Ruin and the neon wonderland of God's Own Junkyard. A whole host of new favourites, right on your doorstep.

WHAT ELSE?

- Walthamstow Central station is just three minutes away for direct twenty minute runs to Oxford Circus (Victoria line) and Liverpool Street (overground).
- Parents will be pleased to find seven 'Outstanding' primary/secondary schools all less than a mile away on foot.
- The great natural expanse of Epping Forest and Hollow Ponds is just a pleasant six minute cycle through The Village, or a twenty minute stroll of a weekend. Perfect for picnics, boating and losing yourself in nature. You'll forget you're in London.

a word from the owner...

"This is the first and only home our mother and father bought in the early 1970s. We all grew up in this house, it holds many wonderful memories. Walking to school, playing in the street, enduring the cold around the gas fire, dad painting & decorating through to the many special family occasions are memories that will remain with us forever. If one were to ask, which words come to mind when we think about home; then location, convenience, neighbours & local community is what immediately stands out. Time for new memories, a little sad to see our base for the last 50+ years go!"

Our Local Guide:
Walthamstow

First Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
