IF YOU LIVED HERE…

You'll be luxuriating amongst all the love, care and expertise that's elevated this property above the merely desirable. Your delectable through lounge is a comfortable 300 square feet, finished in clean, pristine lines with handsome Jacobean oak hardwood underfoot and timeless shutters on the large bay window. It's a great hosting spot and a fine introduction.

To the rear is your striking kitchen. Precisely arranged units, sleek, glossy and black, run down either side for a wealth of storage and integrated appliances. A double width stainless steel chef's oven and high gloss counters complement the impeccable finish. Next door your first bathroom completes the ground floor in style, effortlessly chic with a walk in rainfall shower and smoky, large format tiling from floor to ceiling.

Upstairs your principal bedroom's a 225 square foot double, with floor to ceiling fitted wardrobes and that huge bay window for plenty of natural light and a serene sense of space. Both remaining sleepers are solid doubles, while your family bathroom sits dressed in floor to ceiling tilework with a teardrop shaped tub.

Outside and the heart of Walthamstow ViIlage, the ancient High Street of Orford Road, starts less than five minutes away. Part pedestrianised and home to some of the finest high end wining and dining establishments for miles around, this is a locale made for exploring. Much loved gastropub The Queens Arms is right on your doorstep, while venture further for the likes of The Orford Saloon, Eat17, The Village Pub, Mother's Ruin, God's Own Junkyard and so much more besides. Whatever your taste, mood or occasion you're bound to find a favourite.

a word from the owner...

"I came to London from South Wales in 1997 for work with a great amount of excitement along with a bucket full of intrepidation. I initially rented a flat in Walthamstow but soon realised that I loved the area and it was time to buy. The daily street market on the high street was in full flow, and the buzz of the village was in it's infancy, but even back then I could see that things were on the move; and in the right direction. For me, quick easy access into the City for work and the West-end for pleasure were essential and the location of the property was ideal. Just a 2 minute walk (if that) to Walthamstow Central station made life easy for working in the City. It's just an 18 minute ride on the train (now part of the London Overground network) and another 2 minute walk from Liverpool Street Station the other end into the office. Home to desk in a jiffy. With just a 35 minute underground journey on the Victoria line into Oxford Circus made shopping and weekend entertainment a breeze after a busy week. So, I ended up buying this house in 2000. I remember viewing about 14 houses on one weekend but my heart was drawn to this house; it had a greatly calming feeling, you know, I had that gut feeling. The family were really nice and I shook on a deal the next day. The garden was completely overgrown then, but with a lot of back-breaking effort it became my little sanctuary (not to mention a great place to party in the summer with BBQ and friends). The house itself was a bit old fashioned for my taste, but with a bit of decorating I soon got it to the way I liked it. And now, all those years later the village has improved even further; it's got a great vibe with many bars and restaurants; even a new nursery being built at the end of the street and a great new cinema at the top of the high street. Everything you could want for on your door step."

Our Local Guide:
Walthamstow

First Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
