A sleek and inviting two double bedroom semi detached home with an east-facing private garden, double driveway and developmental potential. You're in easy reach of Chingford Mount here, with all your day-to-day amenities a short jaunt away.

If it's green space you're craving then Memorial Park's just around the corner. Venture north up Old Mount Road and both Ridgeway Park and Mansfield Park await, the latter hosting superlative views over the William Girling Reservoir (a site once used by the Royal Naval Air Service).

IF YOU LIVED HERE

You'll be stretching out in your huge 300 square foot open plan ground floor - dual aspect with leafy views from both sides. The dining area's illuminated by a constellation of recessed spotlights and sits next to a kitchen decked out in a white suite of cabinets contrasting with a gleaming onyx backsplash to fine effect. Follow the flawless engineered wood floorboards through to the lounge area and throw open the doors to step out to your garden.

Out here a generous stretch of patio leads to a lawn flanked by thriving beds, all overseen by mature foliage. A tranquil solace. Back inside and pad up the carpeted stairs to the first floor for two plushly carpeted double bedrooms with a green view apiece, plus the family bathroom - a gleaming white affair with a dedicated shower cubicle. Lastly, drivers have a two-car driveway at the front and can be circumnavigating the North Circular in six minutes.

Outside and the hustle and bustle of Chingford Mount is just a six minute stroll from your new home, with Highams Park just as close on two wheels. There's something for every taste, mood or occasion right at your fingertips. If you're commuting then Highams Park overground will whisk you directly to Liverpool Street in twenty three minutes. Change for the Victoria Line at Walthamstow Central for speedy trips to Kings Cross and Oxford Circus.

WHAT ELSE?

- Parents have a choice of eleven primary secondary schools in a one mile radius rated 'Good' or better by Ofsted. For little ones, Hearts Day Nursery is three minutes' stroll from your front door.
- Seven bus routes run down Chingford Mount Road, for destinations all over the capital. The 97, 215 and 357 will all shuttle you to Walthamstow for the Mall or a Sunday afternoon exploring enviable enclave The Village.
- With the loft so far unexplored you could build skywards to add a whole new storey in the form of a Dormer conversion, subject to the usual permissions.

a word from the expert...

"I enjoy the outdoors as well as the hustle and bustle of the city, so Chingford is the perfect spot for me. With Epping Forest on the doorstep, cycling, hiking and exploring are only a hop away. And the amazing transport links can take you into the city in less than half hour. Being able to alternate between Chingford Mount and North Chingford for a pub, restaurant, café or a takeaway means I’m spoilt for choice. I particularly enjoy meeting friends, family and colleagues in The Rusty Bike to grab some Thai food, choose from a large selection of beers or catch a game of football. Weekends are reserved for the Kings Head. The beer garden is perfect for basking in the sun during the summer. The tranquillity of the hills with the high-rise buildings in the distance creates a juxtaposition that feels really special. Chingford has something to offer for almost every buyer. From stunning period properties overlooking golf courses or Epping Forest. To brand-new builds perfect for getting on to the property ladder for first time buyers. Did I mention that it’s more affordable than most of London?"   WILL TURNER ASSISTANT BRANCH MANAGER

Our Local Guide:
Chingford

Finch Gardens, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
