A gorgeously appointed three bedroom Victorian terrace, featuring a gloriously bright open plan ground floor, a range of striking finishes throughout and immaculate rear garden. It's all enviably sat right on the borders of Wanstead Flats.

As well as having Wanstead Flats literally on your doorstep, you're just half a mile's stroll from the arches of Winchelsea Road, the amenities at High Road Leytonstone and the speedy Central Line connections of Leytonstone tube.

IF YOU LIVED HERE...

You'll be enjoying all the love, care and expertise that's been poured into this property. Your twenty four foot through lounge flows seamlessly into your brilliantly bright eighteen foot kitchen/diner for an epic open plan ground floor. Artfully restored original timber flooring runs underfoot in the lounge, giving way to sleek honey-toned hardwood in the kitchen. A rear wall of Crittal windows and a bank of skylights flood everything with natural light.

Your kitchen area features ranks of cabinets facing each other over a substantial chef's island, all topped with marbled work surfaces and finished off with chrome fittings and a full suite of high-end integrated appliances. Throw back those Crittal patio doors to bring the outside in - your garden's a perfectly landscaped blend of patio and Trulawn, flanked by timber fencing and diverse beds and bookended by twin seating areas.

Back inside, a sparkling spare WC completes the first storey, while upstairs your principal bedroom sits to the front, a substantial double of 165 square feet with powder violet walls, soft carpet and a constellation of recessed spotlights overhead. The palette and style continue through both your remaining sleepers, while your family bathroom is handsomely finished in floor to ceiling sandstone and a rainfall shower over the tub.

Outside and, as noted, you have the vast open greenery of Wanstead Flats just a few steps from your front door. Once the favoured hunting grounds of Tudor kings, these endlessly explorable expanses of woodland and greenery are the perfect antidote to city living. Stroll for miles. Also near at hand you have Winchelsea Road, our popular social hub, home to delectable destinations like Pretty Decent Beer, The Wanstead Tap and Wild Goose Bakery. It starts just half a mile away on foot.

WHAT ELSE?

- Leytonstone station is a mere ten minute walk and will get you directly to Liverpool Street in fourteen or Tottenham Court Road in twenty three, putting both the City and West End around a half hour away door to door.
- With your loft space so far unexplored, you have plenty of potential to develop this impressive property still further, possibly adding your own whole new storey as some of your neighbours have done (subject to the usual permissions). This is a home that will serve the needs of you and yours for years to come.
- Parents have a great choice of local schools, with three 'Outstanding' primary/secondaries less than a mile away on foot, and a further eleven rated 'Good'.

a word from the owners....

"We have had the most wonderful time living here. We wanted to be closer to green space whilst having a fast commute into the city. This house is the perfect combination. It takes 30 seconds to get out the front door and onto Wanstead Flats where we have had the most wonderful walks - from a stroll around the lakes and into the bluebell wood or across the green to some of our favourite pubs like the Holly Tree and Leytonstone Tavern. The house itself is lovely to live in, with gorgeous period features and the now open plan downstairs making it perfect for hosting friends and family. Opening up the bifold doors in the summer allows you to seamlessly connect to the garden and enjoy the weather. It’s a lovely quiet street and we know so many of our neighbours. We are leaving Ferndale Road with a very heavy heart and we couldn’t have been happier here. We know the next owners will love it just as much as us."

Our Local Guide:
Leytonstone

Ferndale Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.

Transport links

Just two stops from Stratford, Leytonstoners can nip to the Kent coast with surprising ease, but Central London or the City on the tube might be more useful - the former takes about 25 mins and the latter 15 mins. Easy.

Great Pubs

Too many pubs to choose from… What a problem to have. With The Red Lion, Heathcote and Star, The Hitchcock Hotel, The North Star, Leytonstone Tavern, locals are spoilt for choice. Better bring your pub crawl A-game if you visit.

Plenty of period property

Despite all the urban bustle, Leytonstone has an abundance of wide, tree-lined streets brimming Victorian and Edwardian property, ranging from the grand homes in Upper Leytonstone, a stone’s throw from Hollow Ponds, to the many terraces of South Leytonstone, and the popular community of Bushwood with its active residents’ association.
