2 Bedrooms

A cosily and characterfully finished two bedroom apartment, on the first floor of a modest '50s conversion with private entrance, shared garden and off street parking. You're enviably located for both open green spaces and transport links.

Farnley Road itself is a modest residential street connecting the wild wide open greenery of Epping Forest with the Chingford's bustling centre of Station Road, both just a couple of minutes walk from your front door.

IF YOU LIVED HERE

You'll be enjoying all the benefits of this ingenious conversion, with almost 750 square feet of space to stretch out in. Your spacious reception is the perfect spot for welcoming guests, with modern grey laminate underfoot, elegant white walls and feature fireplace. Next door your primary bedroom's an impressively generous double again with pristine white walls and plenty of natural light thanks to the window. Across the hall your second bedroom's a substantial single.

Your family bathroom's smartly appointed in white and slate grey, while your designer fitted kitchen competes in grey cabinetry and slate effect laminate counters. Step outside, and your expansive shared garden is a pleasantly landscaped mix of lawn, patio and pebble beds.

Chingford overground station is barely two minutes from your front door and will whisk you directly to Liverpool Street in twenty seven minutes, putting the City an easy half hour door to door. Heading for the West End? Walthamstow Central is just nine minutes and three stops away for the Victoria line. Epping Forest, meanwhile, is just as close, literally steps away anytime you want to relax in the epic natural expanse.

WHAT ELSE?

- As noted you have off street parking, and drivers can be on the North Circular in ten minutes, or the M11 moments later.
- With Station Road on your doorstep you've no shortage of day to day amenities, cafes, supermarkets and gars. However for a rarer treat venture a half mile into Epping Forest for the Butlers Retreat, an artisanal restaurant sat in a restored barn with beautiful views over Chingford Plain.
- The wider property is fully detached, for extra peace and quiet.

a word from the expert...

I enjoy the outdoors as well as the hustle and bustle of the city, so Chingford is the perfect spot for me. With Epping Forest on the doorstep, cycling, hiking and exploring are only a hop away. And the amazing transport links can take you into the city in less than half hour. Being able to alternate between Chingford Mount and North Chingford for a pub, restaurant, café or a takeaway means I’m spoilt for choice. I particularly enjoy meeting friends, family and colleagues in The Rusty Bike to grab some Thai food, choose from a large selection of beers or catch a game of football. Weekends are reserved for the Kings Head. The beer garden is perfect for basking in the sun during the summer. In the colder months you can warm up inside with a great roast dinner. Travelling between appointments is a joy. The sense of community is strong and friendly, and you’re often wished good morning or afternoon as you walk by. The diversity of the locals is what makes Chingford great — there are loads of international takeaway restaurants and supermarkets, where I’m constantly discovering new tastes and flavours. Our Local Guide:
Chingford

Farnley Road, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
