2 Bedroom

1 Bath

A tempting two bedroom maisonette, set across the top two floors of a Victorian terrace, close to St James Park. Simply finished to a high standard, with a neutral palette enhanced by splashes of colour, this is an ideal first home.

You'll be in a great spot for all the area has to offer. Leyton and Walthamstow are both close at hand, with a myriad of shops and restaurants to explore. A ten minute bike ride takes you to Walthamstow Wetlands nature reserve, and ten minutes on a bus brings you to the River Lea. Plus you're under forty minutes from Liverpool, Street door to door.

Head up to the first floor and you'll find your first bedroom to the rear. It gives you eighty five square foot of space, a perfect second bedroom or office. Your bright kitchen is next off your hallway, with white units offset by bold green metro tiled splashbacks. A gas hob sits in warm wood worktops. Then you'll come to your bathroom, part tiled in outsize neutral shades, with modern suite, vanity sink, and shower over the tub. A row of glass bricks brings a welcome ray of natural light via the kitchen.

Your 175 square foot reception sits to the front, with maximum natural light thanks to the classic combination of bay window plus second sash. Soft neutral carpet lies underfoot as through the hallway. Up in the thoughtfully converted loft you'll find your main bedroom, this one with close to 225 square foot of skylit space, with great views and a perfect sense of privacy.

It's just under a mile to St James Street station, where the Overground will whizz you across the marshes to Liverpool Street in around fifteen minutes. Lea Bridge Road, with plenty of amenities and bus routes, is a couple of minutes' walk. As for green spaces, a quarter of an hour's stroll takes you into St James Park, and you're just five minutes away from the hidden gem of Thomas Gamuel Park.

a word from the owner...

"We have had the best 6 years in the flat but we are now looking to move on. If you live here you have a light, airy flat and being over 2 levels you really feel like you have space to move around. . The commute is 40 minutes to Oxford Circus and you can get to Hackney on a 10 minute bus. The location is great due to it’s in close proximity to Chatsworth Rd and the open spaces of Hackney/Walthamstow Marshes making it ideal for the avid cyclist. Lea Bridge station is close by with Stratford (Central Line) or Tottenham Hale (Victoria line) just one stop away. St. James Street Station is around half a mile away, giving access to London Liverpool Street in under 30 minutes and is just one stop away from Walthamstow Central if you need the Victoria Line. This area is really buzzing, with new shops, bars and cafes opening all the time. For coffee, cakes and much more you can visit “Pavilion Bakery” or “Cups and Jars” as well as “Patchworks”, which is a cafe by day but also hosts exhibitions, yoga classes, club nights, and more. For the best Indian restaurant in Walthamstow head to Saffron Kitchen and while away the summer evenings in Hare and Hounds beer garden. Recently to open is the gorgeous looking new delicatessen, “Pinch La Deli” "

Our Local Guide:

Farmilo Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
