IF YOU LIVED HERE...

You'll be relaxing in the joyous environs of your 125 square foot lounge - your first introduction to the bold and vibrant maximalist colour scheme. In here Hawaiian Blue walls sit behind gold and brass detailing, you have leafy street views framed by the bay window, plus a period fireplace. Continue through the dual aspect, semi open plan space and your 115 square foot dining room's just as divine and home to another fireplace, bespoke storage and delectable views through to your garden.

Step out here, past a powder pink wall, red hot poker plant and fragrant honeysuckle for your south-east-facing pristine timber deck, carefully considered with relaxation and entertaining in mind. This in turn leads to a stretch of Trulawn and slatted fencing hugged by climbing jasmine, infusing the air with more enticing scents in the warmer months. To the rear you'll find a bespoke timber seating area with a surround harbouring low-maintenance Mediterranean plants.

Head back inside and the kitchen's decked out in gleaming white cabinets, sandstone backsplashes and a view over the garden. Next, pad up the lead-hued stairwell to the first floor. Up here your largest bedroom comes in at 140 square feet, with elegantly shuttered twin windows, a wealth of built-in storage and stately stone blue walls. Bedroom two's ninety square feet with a fireplace and timber floorboards, dressed top to toe in emerald green with on-trend wallpaper from the dado rail upwards.

Elsewhere the family bathroom's just as delightful an affair and hosts a pink clawfoot tub, vessel sink perched upon a bespoke cabinet, double length rainfall shower cubicle and herringbone formation white tiles characterfully dissecting the space. An interior design triumph. Up on the skylit second floor, bedroom three's a versatile azure blue space of over seventy square feet with garden and rooftop views, while your fourth sleeper's a teal-drenched, skylit double of 200 square feet.

a word from the owner...

"We’ve never lived on a street like Farmer Road - it’s peaceful and sociable and has a true sense of community. The kind of place where neighbours help each other and look out for them. There’s a street what’s app group for sharing news, asking for help and giving away things. And another group for parents and babies. We have an annual Christmas party and everyone makes an effort to put lights up. We’ve held a couple of summer parties too. It’s always felt a very welcoming, safe place for us as a family with young kids. There’s a real mix of ages and families here, and some great primary schools and locals parks. Plus it’s only a few minutes from Leyton Midland Station, ten mins by bus from Leyton station and 15 mins walk from Hackney Marshes. It's a few mins walk from Perky Blenders and Gravity Well; and only a ten min walk to Yardarm, Phlox, Morny and Marmello on Francis Road."

Our Local Guide:
Leyton

Farmer Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
