A lovely bright and characterful two bedroom terrace, with a charming rear garden and plenty of potential for further expansion. You've a broad choice of wide open green spaces within easy reach, and West Ham station is eighteen minutes away.

With your loft space so far unexplored, you have the scope to follow in the footsteps of your neighbours and add your own whole new storey (subject to the usual permissions) making this a home that can grow with you and yours.

IF YOU LIVED HERE...

Step inside and you immediately enter your gloriously substantial through lounge, of well over 300 square feet. Soft carpet lies underfoot, a royal blue statement wall leads to your open plan timber staircase. There's a charming original beam overhead, powder blue walls offset the royal blue statement perfectly.

To the rear your kitchen combines glossy black worktops with a cream letterbox splashback and timber cabinets. Next door your bathroom completes the ground floor – immaculately dressed in vintage tilework from top to toe, with a heated chrome towel rail and walk-in rainfall shower. Upstairs your principal bedroom to the front comes in at 150 square feet, finished in delectable forest green up to the picture rail, while to the rear you have another double, with en suite WC.

Outside and the delightful open greenery of Hermit Road recreation ground is just a couple of minutes away. Here you'll find tennis courts, a play area and gardens. Ideal for strolling, jogging, or just exercising furry friends. And if you ever fancy a change of green scenery, Plaistow Park and Star Lane Park are both just half a mile on foot. Alternatively, for some delicious home-made treats, check out Your Treats Bakery, just around the corner.

a word from the owner...

"Falcon Street has been the perfect first home for our family. Our neighbours have been lovely and We are surrounded by great schools, backing onto the outstanding St Helens, and are within walking distance to wonderful amenities. The arc in the park at Hermit Road recreation ground runs family fun days throughout the summer, there are multiple playgrounds within 10-15 minutes walk, and if you have a bike you can access the greenway very easily and enjoy Victoria Park or Stratford Olympic Village in under 20 minutes. Our favourite parks in the area include Plaistow Park, Hermit Road, Memorial Recreation Ground, and West Ham Park. Great transport links with West Ham Station a 17 minute walk away through the parks (highly recommend Rials cafe outside the station) - for Hammersmith and City, District & Jubilee Lines, as well as the DLR and C2C trains. Plaistow is also only a 12 minute walk, and is currently being developed for more shops, cafes and the library. Even Canning Town is a great transport hub, and its an easy walk to access a Starbucks, Morrisons, or Pret. The great bus links from barking road make it so easy to get around as well. Very importantly Falcon Street is in a great catchment area for food delivery and you can enjoy the great food from Canary Wharf and Stratford in the comfort of your living room!"
