A beautifully restored two-bedroom garden apartment set within a handsome brick-fronted Victorian terrace home, on a quiet road close to the charming perks of Walthamstow Village, the thriving buzz of Leyton and the vast greenery of Hollow Ponds.

It really is a fantastic location, but relaxing at home will be your favourite activity thanks to the sublime design, where modern updates effortlessly sit alongside quaint period features. Highlights include the spacious living area, classic kitchen, striking bathroom, cellar space and large private garden.

IF YOU LIVED HERE...

You'll step into your hallway and find your reception to the left. It's 155 square foot of serene terracotta-hued space, with a shuttered box bay window to bathe everything in natural light. Hardwood boards lie underfoot, and built-in shelving frames the elegant fireplace.

Next is your first bedroom of 110 square foot, with a calming blush colour scheme and a large built-in wardrobe - a continuation of the same simple and clean aesthetic.

Back through the hallway, the stairs down to your cellar are on the right, and your kitchen is to the left. It's a striking white and grey space, with plenty of sleek units and glossy worktops.

Your bathroom is through two doors for extra privacy, and is yet another cool and stylish space, with concealed cistern toilet and rainfall shower over the panel-sided tub with side mixer tap.

Last off the hallway is your second bedroom, painted olive green with French doors opening onto your gorgeous garden. A tree overlooks the large lawn and the decking, and there's a clever seating area tucked away in the corner making this a superb outdoor space for entertaining.

Beyond your home, you’ll be pleased to find that you’re only a short stroll to Hollow Ponds, at the tip of Epping Forest, where you’ll find lush nature trails and a boating lake. The delights of Walthamstow Village are even closer - grab a takeout coffee from Hucks and enjoy it sat in the quaint village square, surrounded by the charming amenities there. You also have the option of heading south towards Leyton Midland Road arches, where you’ve got some brilliant new options, including the much lauded smokehouse Burnt (‘dreamy’ according to the Guardian), as well as Gravity Well Taproom. The ever-popular Francis Road is just beyond that.

You’re a mile from Walthamstow Central station, a pleasant stroll through the village. The super-fast Victoria Line takes you to Kings Cross in a quarter of an hour, and the Overground gets you to Liverpool Street in around the same time. Or Leyton Midland Road station in just 14 minutes away, where the Overground runs between Gospel Oak and Barking line, allowing easy interchange to the tube network.

WHAT ELSE?
- Your new local is the venerable Castle, a grand yet unpretentious village pub with masses of outdoor seating and a piano inside for the musically inclined.
- You're twelve minutes' walk from perhaps the most Instagrammable spot in London, the neon heaven of God's Own Junkyard, where you're welcome to snap some shots before relaxing with a drink.
-You won’t ever be stuck for essential items thanks to the great selection of convenience stores on Leyton High Road. Tesco Superstore is a short walk away.

a word from the owner.....

"We have absolutely loved our time on Essex Road. As our first flat, we have been spoilt with the location, beautiful features of the flat, and our wonderful neighbours. Nestled in between Walthamstow Village, Wood Street and Leyton Midland, Essex Road is an amazing location - with renowned restaurants, coffee shops and breweries - Bamboo Mat, Hucks and Gravity Wells just to name a few. We fell in love with the flat immediately when we first saw it, with its impressive living space complete with a period fireplace and wooden shutters, and open kitchen space - which has been perfect for entertaining. We have spent many long afternoons and evenings in our beautiful garden - a quiet, peaceful sun trap, with the bonus of harvesting fruit from the cherry and apple trees. Commuting in to the city couldn't be easier with the Victoria and Central line both within walking distance. A wonderful flat, in a wonderful community. We have made amazing memories here, and hope that the next residents will enjoy Essex Road as much as we have.

Our Local Guide:
Leyton

Essex Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
