A beautifully presented and versatile two bedroom conversion set over two floors. You have your own entrance to this characterful property, as well as a low maintenance and sunny private garden. Located in a prime spot in the heart of the Barclay Estate, you are perfectly nestled between the thriving communities of Leyton, Leytonstone and Walthamstow with easy access to Leyton Midland Road for commuting.

This conversion maisonette has been cleverly designed to maximise light and space, creating two bedrooms, a stylish kitchen and a gorgeous reception room. On the Upper Ground floor sits that kitchen, with wooden flooring and exposed wooden accents on the doorframes, as well as a gorgeous textured blue kitchen and an abundance of light flowing through, this is a super cool and contemporary space for entertaining and relaxing. You also have a showstopper of a bathroom on this floor, with a large walk in shower and bathtub. The bedroom on this floor is a smart single and could work as a home office / spare room to suit your requirements. Moving down your open, spiral staircase you reach the lower ground level. Down here you have a sumptuous reception room, with herringbone flooring and a snug style window seat, this is a great space to watch a film or put on your favourite box set. Adjoining this, separated by a frosted glass sliding door, is your second, largest bedroom. A serene and calm space, with room for a large bed. Outside you have a mostly paved private garden, waiting to be adorned with a variety of potted plants and climbing vines. This is a great space for al fresco dining.

- With the splendour of Hollow Ponds and Leyton Flats half a mile from your doorstep, you can enjoy a peaceful sense of rural calm amongst the urban buzz. With acres of forest to explore, you can also hire a boat and take a meander around the ponds spotting birds and enjoying the scenery. We recommend heading to The Hitchcock Hotel, on the edge of the forest, for cocktails.
- Leytonstone has a well deserved reputation as a destination for eating and drinking - take the trip one mile South and you can be visiting it’s award winning and popular establishments including Singburi (time out restaurant of the year 2021), Homies on Donkeys (winner of the best tacos in London, this is their first eat in restaurant and due to open imminently) and Filly Brook.
- You’re also a 15 minute walk from Walthamstow Village, which boasts a high street of independent shops and restaurants. Head to W Store for luxury homewares and clothing.

a word from the owners...

"We have loved our time living here on Essex Road. The space inside is unique and full of character. We've always felt fortunate to have our own outdoor space, with plenty of room to grow veg and have sunny meals outside. We love the area. We have Epping forest on our doorstep and we are right in the middle of Walthamstow village, Francis Rd and Leytonstone and all the lovely places they have to offer. A couple of our favourite spots are right next to our nearest station, Leyton Midland Road. You can grab a delicious coffee and bagel from Perky Blenders or a beer from local brewery, Gravity Well. More and more places have been popping up since we have lived here. We hope you’ll love living here as much as we have. It has been a perfect first home for our growing family."

Our Local Guide:

Essex Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
