A wonderfully presented, one bedroom, ground floor apartment, smartly designed throughout with large kitchen, private garden and a fantastic location. Walthamstow Central station and our vibrant Village are right on your doorstep.

Walthamstow Central station is less than ten minutes away on foot, where swift Victoria line services run through to King's Cross in fifteen minutes and direct Overground trains run to Liverpool Street in twenty..

IF YOU LIVED HERE...

Step into your welcoming lounge for dark stripped floorboards contrasting perfectly with fresh white walls. A large box bay window lights up the space, while a block of calming sage green paintwork frames an elegant marbled hearth and custom made shelves. Your handsome double bedroom is next door, with a tasteful powder blue and white colour scheme and more of those gorgeous original timber floorboards. A little further down the hall, your contemporary bathroom has a large stroll in shower cubicle with geometric green and white tile work, a refreshing rainfall shower head and beautiful brass fixtures and fittings.

At the end of your entrance hall, there's a convenient arrangement of bespoke cupboards and shelving units, before you step through the final doorway into a modern kitchen. In here, slate grey flooring gives way to glossy white cabinets and smooth timber worktops. There's a centrally integrated stainless steel chef's oven with extractor hood and double French doors lead out onto a large slab stone patio and long stretch of lawn. Your private garden is neatly fenced on either side and another generous patio, with potting shed, sits to the rear of the garden.

You're just minutes away from Orford Road, the heart of much loved Walthamstow Village. There are so many great places to visit here, with highlights including Orford Road Tapas for authentic Spanish plates and excellent wines, God's Own Junkyard for an eclectic mix of neon modern artwork and Mother's Ruin for fantastic gin cocktails and chilled DJ sets. If you prefer to get out into nature, then the lush peaceful network of reservoirs at Walthamstow Wetlands is only a mile from your front door.

WHAT ELSE?

- With so much space in your rear garden, there's always the possibility to follow your neighbour's lead and extend your home or add an independent garden studio (subject to the usual planning permissions).
- If you prefer your nature more manicured, the landscaped gardens, cafes and courts of Lloyd Park are just half a mile on foot.
- A five minute stroll takes you to CRATE Walthamstow, where pop up street food and fine craft beers are served from the airy insides of a converted warehouse.

a word from the owner...

"We've loved our time in this flat, and will miss the garden most of all! It's perfect for growing fruits and vegetables, hosting barbecues, and just hanging out and playing with our dogs. The location has also been perfect, just a few minutes from stores and CRATE Walthamstow, and the easiest commute ever with the Victoria line less than ten minutes away! The local pubs are fantastic and lively, Chequers has incredible karaoke night and the atmosphere at the Rose & Crown is friendly and welcoming. And the local cafes are way too tempting - Today Bread does incredible breads and sweets and the Wynwood Art District can't be beat for coffee. Finally, we have to mention Lloyd Park, it's perfect for meeting friends at Deeney's cafe, walking the dogs on nice days, and the Saturday market is incredible. We really do love Walthamstow, and will be sad to leave it behind, this place has been a wonderful home."

Our Local Guide:
Walthamstow

Erskine Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
