You've the best of all worlds here, set back from your no-through road and yet only a five minute walk from the centre of Plaistow, for all your day-to-day amenities. You're also just a ten minute ride along the Greenway cycle paths to the world famous landmarks and incredible amenities of the Queen Elizabeth Olympic park.

IF YOU LIVED HERE…

You'll love the unparalleled attention to delectable detail on a daily basis (it'll come as no surprise that the current owners are artists and designers). Walk up your greenery girdled garden path and through the porch, where your first port of call will be your incredible 480 square foot, tri-aspect open plan living space. Underfloor heating runs throughout and your kitchen area comes with a chef's oven, birch plywood cabinetry, chef's island and a four-person breakfast bar. The dining area's just as covetable, with banquette seating next to the dining area, making it the perfect hosting space.

Slide open the doors to be genuinely amazed by your expertly arranged garden - out here you have a huge entertainer's deck, complete with outdoor kitchen, wood-fired pizza oven, and seating. Paths cross ponds and climbing plants and slatted timber make for a jaw-dropping hideaway. The garden studio's 165 square feet and overseen by bamboo and mature foliage. It'll be difficult to pick a new favourite place. Back inside and all three bedrooms are beautiful doubles with bespoke detailing, while lastly the bathroom's a skylit solace with a vessel sink, standalone tub, and dedicated rainfall shower cubicle.

You're just five minutes on foot from Plaistow Station for the District and Hammersmith & City lines from where the City is just eighteen minutes direct and the South Bank a mere twenty three. West Ham station is just sixteen minutes' stroll for the Jubilee line or DLR and the appealing green space of Hermit Road Recreation Ground is a few minutes walk away, whenever you fancy an afternoon stroll, picnic or sporting pursuits, while nearby West Ham Park is a beautiful historic spot with ornamental gardens, bandstand, and tennis courts.

- Parents will be delighted to discover thirty five primary/secondary schools, all less than a mile away on foot rated 'Good' or better by Ofsted. An exceptional twelve of these have 'Outstanding' status.
- Your new local is The Black Lion, a historic 18th century inn serving up steak and ale pies to die for. Just nine minutes' walk.

a word from the owner...

"To say we have absolutely LOVED living in this house is really an understatement! It has been our very first home and we have poured all our hearts and soul into it's design and creation. Our children have spent the first part of their childhood here and have felt complete freedom in such a peaceful, safe and happy space. To be entirely surrounded by nature, to see it from every window and door, to hear bird song and watch the seasons, really does something for your wellbeing and to have all this while living in the middle of a city, well we honestly feel like we have hit the jackpot in our beautiful little hidden oasis! The neighbourhood children play together on the street outside in our cul-de-sac, as it's so safe, and we have been blessed with such incredibly lovely neighbours. We also feel so completely fortunate to be part of such a wonderful community living here and truly have made friends for life. We've hosted many memorable birthdays, parties and celebrations in this home, it is brilliant for entertaining! We are incredibly reluctant to sell this wonderful home but we have made the decision to move back to Australia to spend more time with our family there...but we would take it all with us if we could!"
