This two bedroom apartment on the ground floor of a low rise purpose built block in Manor Park has a balcony and its own section of the large rear garden. Less than a mile from Manor Park station and the superfast Elizabeth Line, it’s also within easy walking distance of plenty of shops and green spaces.

You’ll love the added extras that come with this apartment, from the balcony and garden to the storage room and secure bike shed. With 669 square feet of space inside this is already a generously sized two bedroom apartment, and these added extras give it an unusual amount of combined living and storage space.

The storage room is located next to the apartment front door, in the communal entrance hall. Once inside the apartment itself you’ll find a further two purpose built cupboards in the central hallway. The apartment is approximately square and has a logical layout, with a large living room, two double bedrooms, a kitchen/diner, and a family bathroom. All rooms including the bathroom have a window, and the property is dual aspect. It’s in excellent condition throughout, with fresh, modern décor and contemporary fixtures and fittings, including double gazed windows and wood floors.

The living room measures 15’3” by 12’7”, providing space for a large sofa and a dining table. A large window provides views over the front garden, and there’s a door to the balcony. Sheltered by the balcony above and with privacy provided by a low wall, this has space for a table and chairs and is a lovely spot for drinks, dining, or relaxing. The kitchen, painted a sunny yellow, has garden views and is fitted with smart handleless wall and floor cabinets that provide plenty of worktop space whilst leaving room for a small table.

Both bedrooms are doubles. The main bedroom has a window that overlooks the balcony, whilst the second bedroom has garden views and a large bespoke fitted wardrobe. The family bathroom has great natural light and ventilation form an obscured glass opening window and has a bath (with a mixer shower), a freestanding washbasin, and a WC.

Outside, in addition to the balcony and its own section of the rear garden, the property also comes with a secure bike shed. Overall, this is a delightful apartment in a well-maintained block.

a word from the owner...

"We've been in this property for almost seven years, and have seen Manor Park grow and develop in that time. Lots of young families are moving here and a real sense of community is growing. This flat is incredibly well situated, equidistant from the Overground, District/Hammersmith lines and the new Elizabeth line. Our street is quiet and peaceful yet it us only a short walk to East Ham High Street which has so many amazing food options (some of the best, and cheapest, Indian food in London). There are several great parks close by. Nearest is Little Ilford, but Plashet Park is only a short walk away. There is a nice little café and art space there too. Also, we are situated right on the edge of Wanstead Flats and Wanstead Park - two wonderful and expansive green spaces. This was the first home we purchased together; we were here when we got married and we had our first baby here. Our South facing garden patch has yielded some excellent fruit and vegetables and our bright and sunny flat has been a wonderful haven to begin our family."

Our Local Guide:
Manor Park

Elsenham Road, Manor Park — Stow Brothers

Although it might sound like a Downton Abbey spin-off, in reality Manor Park is a dynamic hotspot for East London creatives, attracted by its independent scene, affordable prices and abundance of green space.

At its heart is the striking Grade II-listed Old Manor Park Library, which was built by philanthropist Andrew Carnegie in 1904 and recently transformed into studio spaces for artists and the local community. This thoughtful old-meets-news fusion is reflective of the area as a whole, with the lively centre giving way to charming property, historic buildings and laid-back parks.

The biggest development of recent years has been the Crossrail, with the Elizabeth line making a stop at Manor Park. But even before that juggernaut arrived in town, transport links have been excellent – Manor Park is only a short walk to three London Underground lines, meaning locals and visitors can nip into Central London in just 30 mins.

Transport links

It’s already only 13 minutes from Manor Park to Liverpool Street on the Overground, but when Crossrail launches it will be possible to travel to the West End in just 20 mins. East Ham on the District line and Hammersmith & City line is the nearest London Underground station.

Open green spaces

Manor Park isn’t just a name, it’s also an actual green space situated within Wanstead Flats at the southernmost tip of Epping Forest. Interesting fact; it’s rumoured to be the inspiration behind the Small Faces’ hit Itchycoo Park - the band’s frontman and guitarist Steve Marriot grew up locally.

Plenty of period property

Manor Park is proud of its streets of Victorian and Edwardian property, some of which overlook the Wanstead Flats. You should find a mix of refurbished and doer-uppers, as well as double bayed and compact terraces, making the area suitable for a range of budgets.
