With a wonderful balance of period charm and contemporary features, this three bedroom ex-Warner maisonette has been lovingly updated with a loft conversion, making it even more of a gem than these iconic properties are already.

Located just six minutes from Blackhorse Road station on foot, it also offers excellent transport options, plenty of access to rolling green space, and fantastic amenities too.

IF YOU LIVED HERE…

You’ll already appreciate the beauty of the property’s iconic design, which was developed by Walthamstow’s first mayor at the turn of the last century, and you’ll enjoy taking in the timeless features every time you approach your front door.

Coming in at around 884 square foot, you’ll have plenty of space to spread out inside, while the smart layout means you can keep different aspects of your lifestyle separate. The front reception room is bursting with light thanks to the generous windows, while the two first floor bedrooms are bright and spotless too. In the kitchen, you’ll find smart cabinets, timber worktops, vintage-style fittings and plenty of storage, and the WC is perfectly placed.

The stylishly converted loft is the ideal retreat. As well as the eaves storage, you’ll find a fantastic bathroom, with an over-tub shower and stylish tiling.

At the rear, you’ve got a private south-west facing section of the garden which backs onto the greenery of Douglas Eyre playing fields and the Walthamstow Wetlands, giving a brilliant sense of sweeping nature.

Beyond that striking facade, you’re spoilt for choice when it comes to greenery. You can cycle mostly traffic-free to Stratford and the Olympic Park.

You’re nicely nestled between some fantastic neighbourhoods - all with their own unique features that make them special, including Blackhorse Road, Walthamstow Central and St James. In the latter you’ll find the creative hub CRATE, which has an eclectic collection of independent ventures, while in the former you can explore the newly launched Blackhorse Beer Mile, featuring some of East London's most exciting craft beer breweries, bars and street food.

WHAT ELSE?

- Situated in Walthamstow Pumphouse Museum, you’ll find supperclub.tube, an incredible dining experience in a refurbished tube carriage. It’s a 13 minute stroll away.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre and the newly open Forest Cinema.
- Just seven mins away you’ve got an original Banksy, preserved within the Bonners fish and chip shop signage. Grab some delicious takeout and soak up some culture worth bragging about.

a word from the owners....

"We have lived here since 2012, had our son here and have renovated the property into a home we have loved living in. Walthamstow is a great community and there are so many great restaurants and places to visit within walking distance, like the marshes, wetlands and local restaurants and breweries. Our flat is very quiet and in a tranquil location - we will miss the incredible view from our bedroom, which feels like a luxury in London. The quick access to open green space while also being 20 mins from central London on the Victoria line and within walking distance of dozens of restaurants, pubs, bars and cafes. Our son attends one of the local schools which is also a source of community and friendship - it's a great area to start a family with several excellent primary school choices within a few minutes' walk of the flat."

Our Local Guide:
Walthamstow

Edward Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
