With the perfect blend of traditional charm and modern convenience, this one-bedroom first floor ex-Warner maisonette has been lovingly restored, with the private section of the rear garden and bright reception room amongst the many highlights.

Located around 10 minutes on foot from Blackhorse Road station, it offers excellent transport options, as well as easy access to the much-loved Walthamstow Wetlands, and top-class food and drink-based amenities. It’s on the market chain-free, too.

IF YOU LIVED HERE…

Behind that timeless Warner facade, you’ll find a fantastic home covering 534 square feet. From front to back, it’s all been beautifully finished with a classic design that will impress for many, many years to come.

Your reception is beautifully bright thanks to the generous windows, meaning the immaculate decor is showcased in all its glory. There’s plenty of room for both lounging and dining, and you’ll love the thoughtful touches such as the fireplace alcove. Next up, your bedroom is a great size with a garden view and a serene palette. Admire the smart hallway as you head to your kitchen, where you’ll find more stylish design, as well as plenty of storage within the glossy units. At the rear you’ll find access to your private garden, which has been neatly landscaped. Lastly, your bathroom is modern yet classic with an over-tub shower and sparkling fittings.

As for beyond, you’ve got a surprisingly large amount of green space nearby, such as the Walthamstow Wetlands, which is a short stroll away. Looking for more urban perks? You’re just a short hop from Blackhorse Beer Mile, featuring some of East London's most exciting craft beer breweries, bars and street food, such as Exale, Signature Brew and Big Penny Social. Even closer to home you’ll find True Craft bar and pizzeria, as well as the dynamic box park-style social hub CRATE.

SlowBurn, which was recently named one of the Guardian’s essential restaurants to ‘try right now’, is around 15 minutes on foot, while the impressively designed bouldering studio Yonder is even closer.

Need to escape beyond E17? Blackhorse Road station's a seven min short stroll away for the super fast Victoria Line, putting Oxford Circus and the West End within half an hour door-to-door. St James Street Overground is as close and will get you straight to Liverpool Street just as quickly. The cycling infrastructure is great too.

WHAT ELSE?

- Situated in Walthamstow Pumphouse Museum, you’ll find supperclub.tube, an incredible dining experience in a refurbished tube carriage. It’s a 13 minute stroll away.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre and the newly opened Forest Cinema.
- Just seven mins away you’ve got an original Banksy, preserved within the Bonners fish and chip shop signage. Grab some delicious takeout and soak up some culture worth bragging about.

a word from the owner....

"This flat has been the perfect starter flat. We have had so many amazing years in it. The neighbours are lovely and welcoming, and the surrounding area is great! You are so close to the tube, but also restaurants, cafes, shops and lovely green outdoor spaces, with the canal just round the corner. Walthamstow is an amazing place to be, and is constantly changing, brining in new and exciting things to do and see. We really hope whoever buys this flat will love it and the area as much as we have!"

Our Local Guide:
Walthamstow

Edward Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
