"Edward Road is the first street in Walthamstow in a way. The rear of the property backs onto private playing fields and beyond the playing fields there is the Walthamstow Wetlands. The loft conversion has a Juliet Balcony so one has an excellent view over the Wetlands. If you are interested in bird life there is lots to see from cormorants to great crested grebes. Walks on the Wetlands and the Walthamstow Marshes are easily accessible, and there is a horse riding centre and a canoe club and a rowing club. There are two parks within 5 minutes walk from the door. The transport links are excellent with Blackhorse Road station taking you into the West End on the Victoria Line in 20 minutes. The overground can take you further east or west to Hampstead Heath. From St James overground station you can be quickly taken to Liverpool Street. If you have a car Epping Forest and even the Essex coast are in pretty easy reach. Walthamstow has an excellent market and a farmers market everySunday with stalls that you see at Borough Market. All my neighbours are very lovely and there is a feeling of community around here. Edward Road being set back from the main road is quiet, almost tranquil. I've really liked living here. Having an almost countryside view at the back, easy access to central and east London, and being able to get out to countryside relatively easily makes this a bit of a unique location in London."

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
