With a blend of period charm and modern convenience, this one-bedroom, ground floor ex Warner maisonette has been lovingly restored, with a section of the rear garden.

Located around 10 minutes on foot from Blackhorse Road station, it also offers excellent transport options, plenty of access to rolling green space such as the Walthamstow Wetlands, and wonderful food and drink-based amenities too. The fact that it’s on the market chain-free is yet another bonus.

IF YOU LIVED HERE…

We’re sure you already appreciate the beauty of the property’s iconic design, which was developed by Walthamstow’s first mayor at the turn of the last century - and you’ll take pride in owning something that has such a rich background story.

Your lounge comes in at a generous 160 square feet with lush leafy views through that bay window, neutral hues throughout and plenty of space for dining. Touches such as the column radiators and sash windows will be much appreciated. Next up and your bedroom's a perfectly-sized 110 square foot double with a garden view and an immaculate white palette. Admire the handy alcove space under the stairway (a good location for a desk) as you head to your kitchen, where you’ll find more stylish design, as well as plenty of storage. Open the door to step out into your garden for a patio leading to lawn and thriving foliage. Lastly, your bathroom's sublime in white metro tiles, a shower over the tub, and separate WC.

As for beyond, you’ve got a surprisingly large amount of green space nearby. The much-loved Walthamstow Wetlands is a short stroll away. As for urban perks, you’re just a short hop from Blackhorse Beer Mile, featuring some of East London's most exciting craft beer breweries, bars and street food, such as Exale, Signature Brew and Big Penny Social - all have a packed event calendar. Even closer to home you’ll find True Craft bar and pizzeria, as well as the dynamic box park-style social hub CRATE.

SlowBurn, which was recently named one of the Guardian’s essential restaurants to ‘try right now’, is 16 minutes on foot, while the impressively designed bouldering studio Yonder is even closer.

Need to escape beyond E17? Blackhorse Road station's a short stroll away for the super fast Victoria Line, putting Oxford Circus and the West End within half an hour door-to-door. St James Street overground is also handy, and will get you straight to Liverpool Street just as quickly. Alternatively, head around the corner to Blackhorse Road to jump on a choice of bus routes. The cycling infrastructure is great too.

WHAT ELSE?

- Situated in Walthamstow Pumphouse Museum - a mere 10 minute walk away, is supperclub.tube, an incredible dining experience in a refurbished tube carriage.
- Not only are you near Blackhorse Road station for the Victoria Line, but you’re also only nine minutes from St James Street station, where the Overground will zip you to Liverpool Street in just 16 mins.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Edward Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
