An immaculately presented, one double bedroom, ground floor apartment, with its own section of communal garden. Set in a quiet leafy location, with Walthamstow Wetlands and the vibrant hubs of Blackhorse Lane and Walthamstow Village nearby.

It's just a short walk from your new home to Blackhorse Road station, providing you with a thirty three minute door to door commute to King's Cross on the rapid Victoria line. It's also just a one stop hop in the opposite direction for Walthamstow Central.

IF YOU LIVED HERE...

You'll step under that signature Warner archway and find your 150 square foot, beautifully bright living room to the right. With lovingly restored timber flooring, an elaborate ebony fireplace and a large bay window, it's a wonderful space for relaxing and entertaining. Next door is your sizeable double bedroom, with another vintage pewter hearth, more of those gorgeous wooden floorboards, a custom built wardrobe and views over your rear garden. Out here, you have your own dedicated section of a delightful patio, surrounded by lush borders and plant pots.

Back in the hallway, there's two more convenient purpose built storage cupboards and a doorway into your 105 square foot, open plan kitchen and diner. Smooth grey cabinets and splashbacks give way to pale sage paintwork, which is Farrow & Ball, and slate grey flooring runs underfoot. There's a handsome recessed chef's oven, facing an oversized French door leading to the garden. Your stylish bathroom and an enclosed WC sit to the rear, with a chrome shower over the corner bath and designer handbell lighting over your vanity unit and basin.

Stepping out of your front door, you'll find your own secure bike shed in the private front garden, housing up to three bikes and in less than 5 minutes cycling, you'll arrive at the Forest Road entrance to Walthamstow Wetlands. This expansive, natural reserve offers endless exploration opportunities around the many reservoirs and is the perfect place for a long relaxing walk or an exhilarating bike ride. There's also a great selection of quality restaurants in your area. For tasty craft beers and mouth watering pizzas take a ten minute stroll down to True Craft or, for a really special night out book a table at innovative Supperclub.Tube where you can feast on Latin American fusion plates from the insides of a decommissioned tube carriage.

a word from the owner...

"We have loved living on Edward Road the past couple of years and are sad to be leaving such a wonderful spot behind. It has been a great first home for us and we’ve put a lot of love and attention into it. The garden is an urban oasis perfect for everything from morning coffee to a social BBQ. The local area has plenty of activities for all, for us we’ve enjoyed morning runs to the River Lea and St James’ Park, a coffee and pastry at Weirdough or Beaten by a Whisker, a pint at Pretty Decent, and a pizza at True Craft. Our flat is primely located for travel into central London via either the Victoria line at Blackhorse Road or with the London Overground (Liverpool Street in 13 minutes from St James St). To top it off, there is a nice community amongst the neighbours and we’ve made great friends here!"

Our Local Guide:
Walthamstow

Edward Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
