"We have loved living in this home for the last 16 years and have brought it back to life, fully renovating throughout, buying a share of the freehold, then later adding a loft conversion to maximise the rare and lovely views across to the Walthamstow Wetlands and beyond. At first we fell in love with the tree-lined road and the fantastic proximity to the Marshes, and transport links to central London. Since we've been here the areas around us have got better and better: with St James Street brimming with cafes and restaurants; Blackhorse Lane with the Workshop, bouldering at Yonder, and breweries; and the High Street amenities all in walking distance. We have enjoyed being able to cycle to work mostly off-road along the marshes and the river, and through Victoria Park and along Regents Canal. We have also experienced all the fantastic things the area has to offer for children too. We've been spoilt for choice with the options for schooling. There are fabulous local parks like St James, Springfield and Stoneydown. We've been so lucky to have rare green spaces like Epping Forest and the Marshes as well as such easy transport links from Blackhorse Rd (Victoria line and Overground) and St James Street (Overground to the city). We're also envious of all the brilliant things that are popping up imminently, like the Soho Theatre on Hoe Street, and the lido and fitness centre due to open at Low Hall playing fields. We've restored the garden and it is such a peaceful place to sit in the evening sun. We have fantastic neighbours and a close-knit, supportive community - and have always had someone to rely on to look after our cats. We're certain that any future owner would be very happy living here!"

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
