With a balance of period charm and contemporary features, this two-bedroom, two-bathroom Warner conversion has been lovingly updated with a loft conversion, making it even more of a find than these iconic properties are already.

Located on a peaceful no-through traffic street just nine minutes from Blackhorse Road station on foot, it also offers excellent transport options, plenty of access to rolling green space such as the Walthamstow Wetlands, and wonderful food and drink-based amenities too.

We’re sure you already appreciate the beauty of the property’s iconic design, which was developed by Walthamstow’s first mayor at the turn of the last century - and you’ll take pride in owning something that has such a rich background story.

Coming in at around 757 square foot, you’ll have plenty of space to spread out inside, while the smart layout means you can keep different aspects of your lifestyle - like sleep, work, eat, relax - separate. The neutral decor and contemporary fittings blend seamlessly with vintage features, such as the ornate coving and fire surrounds.

The spacious reception room is bursting with light thanks to the generous windows, while the first floor bedroom is bright and spotless too. In the sizeable kitchen, you’ll find smart cabinets, timber worktops and plenty of storage, and the bathroom is just as neat, with the perfect twist of tradition and convenience.

The newly converted loft is the ideal retreat, with a Juliet balcony offering fantastic views towards the sprawling nature of the Walthamstow Wetlands (even the biggest urbanite couldn’t resist birdwatching from here). As well as the eaves storage, you’ll find a fantastic ensuite bathroom, with a walk-in shower and stylish tiling.

At the rear, you’ve got a private section of the garden which backs onto more greenery, giving a brilliant sense of sweeping nature.

Not only does the Coppermill area have its own amazing community, but you’re in a great spot where you can easily nip to neighbouring areas, such as to Blackhorse Road, Walthamstow Central and St James. In the latter you’ll find the creative hub CRATE, which has an eclectic collection of independent ventures, while in the former you can explore the newly launched Blackhorse Beer Mile, featuring some of East London's most exciting craft beer breweries, bars and street food.

- Situated in Walthamstow Pumphouse Museum - a mere nine minute walk away, is supperclub.tube, an incredible dining experience in a refurbished tube carriage.
- Not only are you near Blackhorse Road station for the Victoria Line, but you’re also only seven minutes from St James Street station, where the Overground will zip you to Liverpool Street in just 16 mins.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.

a word from the owner...

"We have loved living in this home for the last 16 years and have brought it back to life, fully renovating throughout, buying a share of the freehold, then later adding a loft conversion to maximise the rare and lovely views across to the Walthamstow Wetlands and beyond. At first we fell in love with the tree-lined road and the fantastic proximity to the Marshes, and transport links to central London. Since we've been here the areas around us have got better and better: with St James Street brimming with cafes and restaurants; Blackhorse Lane with the Workshop, bouldering at Yonder, and breweries; and the High Street amenities all in walking distance. We have enjoyed being able to cycle to work mostly off-road along the marshes and the river, and through Victoria Park and along Regents Canal. We have also experienced all the fantastic things the area has to offer for children too. We've been spoilt for choice with the options for schooling. There are fabulous local parks like St James, Springfield and Stoneydown. We've been so lucky to have rare green spaces like Epping Forest and the Marshes as well as such easy transport links from Blackhorse Rd (Victoria line and Overground) and St James Street (Overground to the city). We're also envious of all the brilliant things that are popping up imminently, like the Soho Theatre on Hoe Street, and the lido and fitness centre due to open at Low Hall playing fields. We've restored the garden and it is such a peaceful place to sit in the evening sun. We have fantastic neighbours and a close-knit, supportive community - and have always had someone to rely on to look after our cats. We're certain that any future owner would be very happy living here!"

Our Local Guide:

Edward Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
