1 Bedroom

1 Bath

A wonderful one bedroom apartment, on the ground floor of a former Warner conversion, minutes from Blackhorse Road station. With a shared garden, and Walthamstow Wetlands nearby, it's a perfect first home filled with character and light.

If you're commuting, you'll be pleased to find that you're well under half an hour from Kings Cross door to door. You may find it hard to believe that your new home in its serene spot is so close to central London.

IF YOU LIVED HERE…

You'll find your 145 square foot reception room first off your hallway. The bay window floods the space with light, and cornice work runs around the ceiling. Engineered flooring lies underfoot. Your bedroom is next, with a view to the garden through the double glazed window, and almost 100 square foot of peaceful space. There's carpet underfoot and a pale blue feature wall.

Past the built in storage to the right of the hallway you'll find your kitchen, around the same size as your bedroom. Painted in sunny yellow, with metallic metro tiled splashbacks, it's the ideal space for breakfast. Head through into your shower room, with rainfall cubicle shower, vanity sink, and plenty of natural light. Back through your kitchen, there's the door to your shared garden on the right. Half of the long lush lawn is yours.

You're just eight minutes on foot from Blackhorse Road, where the superfast Victoria Line will see you to Kings Cross in as little as a quarter of an hour. Meanwhile it's only eighteen minutes on foot, or barely five by bike, to the Coppermill Lane entrance to Walthamstow Wetlands, London's largest nature reserve, ready for you to explore. Plus the High Street is less than half a mile from you.

- Your new local is High Street institution The Chequers, with a crackling fireplace and cracking Sunday roast.

a word from the owner...

"I've loved living in this flat. It's great to be able to sit out in the garden and appreciate the peace and quiet. It's a fab part of Walthamstow, close to the marshes and the market, and really handy for the stations. There's lots going on locally, like The Mill and the E17 Art Trail, which means there's a real sense of community here, and there's always something to do. I will miss it, but I hope you will love it as much as I have."

Our Local Guide:
Walthamstow

Edward Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
