Full of natural charm, this recently renovated one-bedroom apartment in a smart Victorian conversion offers 578 sq ft of well-planned living space across the raised ground floor. And when it’s time to switch off, there’s a private south-facing garden offering a quiet spot to relax outdoors with a garden studio extending your space. You’ll find everything you need close by. Forest Gate Station (Elizabeth Line) is a short 5-minute stroll away for quick links into the city, while Wanstead Park and Wanstead Flats are just around the corner when you want some green space. With local amenities moments away, it’s a great balance of calm and connection.

IF YOU LIVED HERE....

Approached via a set of stone steps from street level on a quiet, low-traffic road, this beautifully renovated home immediately makes a welcoming impression.

The first space you encounter is the reception room—a bright, airy space flooded with light from a characterful bay window. Wooden floorboards flow underfoot, while fitted cabinets and shelving fill the alcoves on either side of the fireplace. The mantelpiece, finished in the same soft French grey, ties the look together with classic practicality.

The double bedroom sits just behind—generous and tranquil with extensive built-in storage. A sash window frames views of the leafy garden below, with a cosy nook beneath it that’s perfect for quiet reading or contemplation.

Further along the corridor, you’ll find additional storage before reaching the bathroom. Here, a clean white suite is elevated by vertical biscuit-toned tiles behind the bath/shower combination, complemented by a terrazzo bath panel and flooring in matching tones for a contemporary touch.

At the rear, the dual-aspect kitchen stretches across both sides of the room to maximise storage and prep space. Streamlined ply-fronted cabinetry and pristine white worktops are paired with neatly integrated appliances, all set against the warmth of real wooden flooring. Black handles subtly echo the Crittall-style French doors, which spill out onto a decked terrace, extending the living space seamlessly.

Step outside and the garden reveals itself—a private, southeast-facing oasis rich with greenery extending 60 feet. Wisteria festoons the French doors, while fig, roses, and ornamental cherry trees line a winding gravel path that leads to a secluded clearing, ideal for al fresco dining. With its discreet enclosure, it’s the perfect place to relax or entertain.

As an added bonus, the garden studio offers flexible extra space—currently used as a pottery workshop, but just as comfortable as a home office or occasional guest accommodation.

a word from the owner.....

"We’ve loved our time here in this property. The neighbours were lovely and welcoming, always there to lend a hand when needed over the last 5 years, with spare sets of keys being shared creating a real sense of trust and community. Make sure not to miss Giovanna’s, Ancient Lights bakery, Wild Goose and Joyeux as brilliant independent businesses. The Elizabeth line is great and is an amazing artery through the centre of London. Earlham Grove isn’t a through road, so there’s the benefit of being really close to the station without the traffic noise. Wansted Flats are a short walk away, and the the Olympic Park and Westfield aren’t too far either. The garden has been the real haven for us as a respite from the city, and we’ve carefully placed the trees to give as much privacy as possible."

Our Local Guide:
Forest Gate

Earlham Grove, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate is now on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.
