A beautifully bright two bedroom apartment set on the ground floor of a handsome Victorian property. In keeping with the period, ceilings are high and the whole space is filled with light. Cleverly redeveloped to reflect contemporary style, the living spaces flow into one another creating an enviable sense of space. Another bonus here is you have a large, private garden, a rare commodity in a period conversion. Your location here is fantastic, close to Forest Gate Park and a short walk from the Elizabeth Line for seamless travel into Central London.

IF YOU LIVED HERE...

As we mentioned, the apartment has been reimagined to maximise space and create a wonderful contemporary feel. Your two reception rooms flow seamlessly into one large space, which opens into the well appointed kitchen. With wood effect flooring underfoot, and fresh decor this means you have a wonderful starting point to create your dream look. Double doors lead out to your stunning private garden, ensuring your reception rooms are light filled. More on that garden; it is a simply wonderful addition to this property, and adds another 38 square metres of footprint. You have a large paved area, perfect for setting up some outdoor seating and a BBQ, with lovely lawn and mature trees line the perimeter of the grass. Back inside, and stylish sliding doors from the reception lead you into one of your double rooms, peacefully located overlooking the garden. The primary bedroom enjoys a soft carpet, and the bathroom is styled to perfection with metro tiling, vanity sink and large tub.

Out and about, this historic area is known for its rich musical history and that independent and creative spirit is still thriving. Head North from your door for a half a mile and you reach Forest Gate Arches, which is home to a whole host of restaurants and cafes. Wild Goose Bakery is a favourite local hangout, inspired by the co-owners South African heritage, it is run by a chef who previously worked under Mark Hix. We recommend heading to The Holly Tree for one of their infamous Sunday roasts.

WHAT ELSE?

- Woodgrange Road, the main shopping street in Forest Gate, is a short walk away. With plenty of convenience stores for all of your essentials, we recommend heading to your new local eatery Giovanna’s Deli and Wine House.
- You are half a mile from The Up Garden, a thriving community space opened at the end of 2022. There is a gorgeous mural from graphic Any Mac Manus, as well as bug hotels and spaces for picnicking making this a welcome space for all ages.
- In keeping with the name of this area, you really are at the gate to the Forest - with Wanstead Flats a short distance away, the lowermost point of the expansive Epping Forest, there is plenty of gorgeous green space surrounding you.

a word from the owner...

"As soon as I walked into the flat for the first time I knew I wanted to buy it. Many other flats in the area are in purpose built blocks and didn't feel like they could be home. This flat has far more character than any other I saw, with high ceilings and a private garden. With the development of Crossrail the flat is very well connected, directly between two stations on the Elizabeth line. West Ham Park and Wanstead Flats are easily accessible, and Westfield is an easy walk or bus ride away.I've very much enjoyed my time here and will miss calling this flat my home."

Our Local Guide:
Forest Gate

Earlham Grove, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate is now on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.
