"We bought this house 8 years ago after a long time living in flats’ and we plunged everything into making it feel welcoming and inviting. Walthamstow means “place of welcome” and it’s amazing community was one of the first things that struck us about this place when we moved here – the energy and kindness of the people we live close to. It’s easy to forget you are in London in this house it’s so quiet here, birdsong greats you each morning and the first thing you notice when you come downstairs is the dappled light that spreads and dances beautifully across the living spaces. The garden is a rarity in London – a huge expanse of green the size of a small park, a mature weeping willow and magnolia tree overlook lovingly planted borders full of both sun loving blooms on the left and a shady fernery under the trees, and you can sit on a beautiful hardwood deck made by a local gardener to sit and have coffee and relax in the morning. The extension was built four years ago with largest sliding doors we could find, and we installed tilted gallery skylights that make the most of the outdoor aspect and the light. Plus, a pebbled front garden which is fully planted too with a wisteria over the entrance. The house also benefits from being end of terrace so the garden is also extra wide and could easily accommodate a large home studio should you so wish and has loads of room to exercise, for kids to play, or have seasonal gatherings with friends. It’s a sanctuary really – plus you have a planted side access to store bikes and get furniture in and out easily when you move in. This is a welcoming community on with lovely neighbours who are a mixture of friendly folk that have lived here all their lives, plus creative freelancers and young families. There’s a GP yards away from the house, you will be close to shops and several primary and secondary schools. You benefit from a short walk, cycle or bus ride to two tube stations and overland which is a zippy 20 minutes into Oxford Circus or 15 minutes into Liverpool Street. There are plenty of local shops, a library, cafes, tennis courts, an outdoor gym, skatepark, play park, and a farmers market every Saturday selling fresh produce, street food, coffee and wine and also boasts the excellent William Morris Gallery. Chingford Road the other side has a sports centre and swimming pool, the extraordinary architecture of the town hall and assembly hall venue, its occasional market and lit up fountains. The house is also a short cycle or walk to the beautiful marshes and canal walks, the tranquil Walthamstow Wetlands and close to the ancient woodland of Epping Forest. You have such a lot to fall in love with here and we will be sad to leave this special place and our lovely neighbours."

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
