IF YOU LIVED HERE…

You'll have over 1500 square feet of living space to stretch out in behind that striking battleship grey frontage, with all the benefits of being effectively semi detached from extra peace and quiet, to a wider aspect, to direct side access to your impressive garden. Out here you have an artfully landscaped blend of patio and lawn, with plenty of seating spots including a lovely summer house.

Inside and let's start things off with your twenty five foot long through reception. Pastel purple walls contrast with original mouldings and roses overhead and restored vintage timber floorboards underfoot. Dual aspect, bright and flexible, this is the perfect hosting space. Also off the hallway you have a spare WC and the steps down to your cellar, a twin set of spaces coming in at over 150 square feet apiece. The only limit down here is your imagination.

To the rear, your kitchen/diner makes the most of that enticing rear bay, with floor to ceiling French doors and windows letting natural light flood in and framing a leafy green view. Curvaceous cream cabinets line the mint pastel walls, there's a matching Range oven and floor tiling and work surfaces are finished in complementary slate grey. Upstairs, the first of your two bathrooms is smartly decked out in full white.

Your first three bedrooms are all solid doubles, from the 200 square foot master with tower radiators, vintage flooring and eggshell blue paint job, to your 130 square foot rear double, with bay window and garden view. In between there's another double, softly carpeted, as well as the aforementioned family bathroom. Into the loft conversion and bedroom number four's your final double, with a sparkling en suite, while your new home is competed by the skylit loft room, featuring some lovely exposed brickwork and ideal for all manner of uses.

Outside and despite your peace and seclusion you're never far from the heart of things. Forest Gate station is a half mile on foot and will get you straight to Liverpool Street in thirteen minutes, putting the City less than a half hour away door to door. With the imminent arrival of Crossrail, you'll also have the West End at your fingertips, with direct nineteen minute runs to Bond Street. Finally, Wanstead Park overground is just a couple of minutes further for the Gospel Oak to Barking line.

WHAT ELSE?

- Current and prospective parents will be delighted to know that you have a full dozen 'Outstanding' primary/secondary schools less than a mile away on foot and all deemed. A further nineteen are just as handy and rated 'Good'.
- The gargantuan shopping and leisure colossus that is Stratford's Westfield is just a fifteen minute walk or five minute cycle away.
- For your new local you can't go wrong with The Railway Tavern, just next to the station and the perfect spot to while away an evening or just stop off on your way back from the City. Colourful, characterful and with a delicious menu.

"when i decided to move to forest gate a few years ago, i was drawn by the great housing stock, the green spaces of wanstead flats and the friendly, up-and-coming vibe of independent boutiques, eateries, and bars. on top of this, crossrail is arriving here soon, which means getting across london will be even faster and easier. it really was a no brainer.

I’ve spent many a happy weekend walking on the flats and in Wanstead Park. Often, I’ll finish up with an all-trimmings roast at The Holly Tree or meet friends for a drink at Burgess & Hall Wines (Roz and Paul there really know their grapes!). Or perhaps a fantastic curry from The Wanstead Kitchen. After living here for a while, you really start to feel happy and settled. I love the arty, independent feel of Forest Gate, and I get the impression I’m not the only one — it’s something all the locals nurture and support." JOSEPH EARNSHAW E7 BRANCH MANAGER

Our Local Guide:
Forest Gate

Disraeli Road, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate will be on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.

Great Pubs

Wine bars, gastro pubs, microbrews, traditional boozers… With so many drinking establishments in Forest Gate, taking ‘a trip to the local’ can be a tricky decision. Burgess Hall Wines, The Cider House, The Holly Tree and Forest Gate Tavern are just a few of the places to choose between.

Plenty of period property

Forest Gate has an abundance of Victorian housing, ranging from terraces in the area dubbed ‘Forest Gate Village’ to semis and detached in the Woodgrange Estate conservation area. Whether you’re after a doer-upper or recently renovated period property, there should be something for your budget.
