A generously proportioned, immaculately presented, three bedroom Victorian terrace, with an abundance of natural light. Little Ilford Park is moments from your door and Wanstead Flats not much further, great for family outdoor adventures.

There are a few stations nearby such as Manor Park [Elizabeth Line] and East Ham, where you'll find thirty four minute trains to Liverpool Street on the Hammersmith and City line or thirty six minute trains to Embankment on the District line.

IF YOU LIVED HERE...

Your enormous, 240 square foot, open plan through lounge is tastefully finished in calming white and smoky grey. The distressed painted timber floors are bathed in natural light from a bistro shuttered bay window to the front and a floor to ceiling window to the rear. A vintage radiator cover adds to the pleasing aesthetic. Out in your entrance hall you'll find more classic original radiator covers and three useful storage cupboards, before stepping through into your 225 square foot kitchen / diner. In here, warm cork floor tiles and glossy brickwork tiling surround smooth cream cabinets and a dual chef's oven, while a huge side bay window lets light flood over the whole space.

A panelled door leads to your handy ground floor WC and utility room, with more of that brickwork tiling and a Belfast sink. Or take the patio doors out into the garden. Running down the side of your home and stretching out to the rear, your garden has custom made planters, a shady pergola and a neat summer house tucked in the corner. Back inside and upstairs, you'll find your principal bedroom with a bright bay window, blonde timber flooring and matching wardrobes. Your second and third sleepers are sizeable doubles, and your family bathroom is a luxurious affair with a rainfall shower over the double ended tub.

The Gainsborough Avenue entrance to Little Ilford Park is just a four minute stroll from your front door, where you'll find a children's playground, tennis courts and plenty of footpaths and cycleways. If you prefer your nature a little wilder, then a ten minute bike ride will take you into Wanstead Flats, where you can circle the lake and make a well earned refreshment stop at the Golden Fleece on your way home. This family and dog friendly gastropub has a great beer garden and often runs live music events.

a word from the owner...

"We have loved our time living at No 367, it has given us many happy memories. After moving from Leyton, we found Manor Park to offer us so much more green space and literal house space. I love the fact we are near the Wanstead Flats and Wanstead Park- we go for walks there all the time, and Little Ilford Park is great for a run too. The house itself and neighbourhood are so peaceful and for London, it is easy to park! It Is also a very bright space to live in- I love how the light moves from the back to the front of the house, as the day progresses. We have been incredibly happy here and would love to pass that on. "

Our Local Guide:
Manor Park

Dersingham Avenue, Manor Park — Stow Brothers

Although it might sound like a Downton Abbey spin-off, in reality Manor Park is a dynamic hotspot for East London creatives, attracted by its independent scene, affordable prices and abundance of green space.

At its heart is the striking Grade II-listed Old Manor Park Library, which was built by philanthropist Andrew Carnegie in 1904 and recently transformed into studio spaces for artists and the local community. This thoughtful old-meets-news fusion is reflective of the area as a whole, with the lively centre giving way to charming property, historic buildings and laid-back parks.

The biggest development of recent years has been the Crossrail, with the Elizabeth line making a stop at Manor Park. But even before that juggernaut arrived in town, transport links have been excellent – Manor Park is only a short walk to three London Underground lines, meaning locals and visitors can nip into Central London in just 30 mins.

Transport links

It’s already only 13 minutes from Manor Park to Liverpool Street on the Overground, but when Crossrail launches it will be possible to travel to the West End in just 20 mins. East Ham on the District line and Hammersmith & City line is the nearest London Underground station.

Open green spaces

Manor Park isn’t just a name, it’s also an actual green space situated within Wanstead Flats at the southernmost tip of Epping Forest. Interesting fact; it’s rumoured to be the inspiration behind the Small Faces’ hit Itchycoo Park - the band’s frontman and guitarist Steve Marriot grew up locally.

Plenty of period property

Manor Park is proud of its streets of Victorian and Edwardian property, some of which overlook the Wanstead Flats. You should find a mix of refurbished and doer-uppers, as well as double bayed and compact terraces, making the area suitable for a range of budgets.
