2 Bedroom s

1 Bath

An artfully extended and beautifully finished two bedroom apartment on the ground floor of a substantial Victorian end of terrace. There's a generous, wraparound private garden and it's ideally located just moments from social hub Francis Road.

Sat on the end of the terrace you have all the benefits of being effectively semi detached, including side access, a bright bonus aspect and extra peace and quiet.

IF YOU LIVED HERE...

You'll find your pristine principal bedroom straight ahead as you step inside. Currently in use as a study - the whole property is arranged for flexibility - the space totals more than 130 square feet. Classic split timber shutters on the handsome bay window and a pale eggshell paintjob make the most of the natural light. Bedroom two's next door, another smartly appointed double.

Your bathroom is next, an effortlessly chic affair in white with onyx fittings including a rainfall shower over the tub. To the rear you have a wealth of sociable space. The 200 square foot kitchen/diner flows seamlessly into your 135 square foot reception via a skylit open hallway. Natural light flows freely throughout, hardwood style laminate lies underfoot and a handsome suite of white kitchen cabinetry contrasts nicely with your deep green statement wall.

Outside and, as noted, you have Leyton's much-loved destination of Francis Road less than a minute aound the corner. Packed with independent cafes and meeting spots you're sure to find plenty of new favourites. Dreamhouse Records, one of all too few remaining dedicated record stores, is a must for vinyl lovers, wine connoisseurs will flock to Yardarm's regular tasting events and the homebaked treats at modern Viennoiserie Mornys will tempt even the most conscientious. Or if you want to get back to nature the landscaped greenery of Coronation Gardens is just a five minute walk.

WHAT ELSE?

- Leyton tube station sits just a half mile away on foot and will get you directly to Liverpool Street in just eleven minutes via the Central Line, putting the City well under a half hour away door to door. Heading to the West End? Tottenham Court Road is just nine minutes further.
- Don't forget your garden. A mix of lawn and paving runs down your open side return, blooming out into a lovely BBQ patio at the rear, scattered with pots and perfect for dining al fresco.
- When it comes to a new local be sure to check out the much loved Northcote Arms. Craft beers, fine wines, delicious food and regular events combine to make this a real Leytoners' favourite. Just a few minutes' walk away at the bottom of Francis Road.

a word from the owner...

"I love having my own private outdoor space, and being so close to Francis Road and Morny bakery! There's a real community feel in the area and we're close to lots of green space (Epping Forest, Hackney Wick, Olypmic Park) for walking, running and cycling. Shops are very convienient as are local transport links for getting into the city. I'll be very sad to leave!"

Our Local Guide:
Leyton

Dawlish Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
