IF YOU LIVED HERE…

Set on the third floor of an architecturally striking building situated on historical Forge land, this is a home to love and enjoy from the moment you move in - all 940 square feet of it.

Your dual aspect open plan kitchen/living area has been fantastically finished, with immaculate flooring sweeping the length and thoughtful decor. The central kitchen island with overhead pendant lighting is a great focal point, smartly dividing the space - and you’ll love using the sleek units and integrated appliances. The fact that you have a utility space will be brilliantly convenient and you’ll greatly appreciate the clever storage solutions throughout.

The generous floor-to-ceiling doors both sides ensure the room is full of light. For the chance to get to know your neighbours, pop up to the beautiful communal garden, which is big enough to ensure that you can enjoy solitary time too.

The bedrooms are just as plush as the rest of the apartment with pristine decor. The master even has an ensuite with a walk-in shower, while the main bathroom benefits from an over-tub shower, as well as more smart fittings.

You have a fantastic choice of amenities right in your community, including the Lord Napier Star pub, the Ethical Bean Company coffee shop and Howling Hops Brewery. Victoria Park and the Olympic Park are both walking distance in opposite directions, so you’re flanked by greenery, while the canal system provides and abundance of waterside strolls. Westfield Stratford is just a short distance away for all sorts of conveniences.

WHAT ELSE?
- As well as the Lord Napier Star and Howling Hops Brewery, you’ve got some great bars in your area, including CRATE, Hackney Wick’s first craft brewery, which occupies a former print factory and huge canal-side space where you can order delicious pizza as well as beers.
- You’ll soon be able to enjoy having the newly developed East Bank nearby, a unique collaboration between world-leading universities, arts and culture institutions, including Sadler’s Wells, BBC and the V&A.
- Two things for the bucket list can be achieved within minutes while living here - a trip to ABBA Arena and/or a whizz down the ArcelorMittal Orbit, which is set to reopen soon.

a word from the owner...

"I have very much enjoyed living here. The building itself stands on a historical Forge land. There is still the original Forge building next to the communal gardens belonging to the Ironworks development, and is situated right in front of the flat. I have tried my best to make the flat a cosy and comfortable place to live. I have thought of storage solutions with built-in cupboards, used natural soft materials to make the space cosy and homely. There are many walks along River Lea, the Olympic Park is just across the River, Victoria Park is just a few minutes away. It is very close to all the fun in Hackney Wick's vibrant cultural life, however, not too close to be bothered by it. We have peaceful and mature communal gardens right next to the river, with seating area, which is great to relax and have a meal there. The East Bank is set to open very soon, with V&A museum, Saddlers Wells theatre, BBC music studios, several universities are already open. So, it will make Fish Island and Hackney Wick even a bigger cultural centre. I have enjoyed jogging in parks, attending the Olympic swimming pool with many sports facilities and a gym. So, even though the Ironworks are situated in a quiet place - it is never boring and lots of things to do around. And I even forgot to mention Westfield Shopping Centre!"
