2 Bedroom

1 Bath

Spread out over two floors, this superb two-bedroom apartment is located in an excellent spot on a quiet, residential street, but still close to all the lively action around Walthamstow and Blackhorse Road.

Not only are there many fantastic amenities in the direct neighbourhood, the house is less than a mile from Blackhorse Road station, where the Victoria line zips directly to Kings Cross in about 15 mins. Buses are also plentiful, so it’s a brilliant base for anyone wanting to enjoy all the perks of London.

IF YOU LIVE HERE…

You’ll love the way that the period features and contemporary touches blend together to create a bright and beautiful living space, which comes in at 700 square foot, spread out over the first and second floor of the converted property.

The front reception space is spotless, with neutral decor and original floors, while at the rear, the kitchen-diner is smartly designed, with plenty of storage space and hi-tech appliances, as well as an exposed brick feature wall and warm timber worktops for extra style. The bathroom also does an excellent job of blending old and new, with a contemporary walk-in shower. Both bedrooms are doubles, and the converted loft space is spacious enough that it could also double up as an excellent home office.

As for the area beyond, you’ll find that there’s an abundance of green space; the fantastic Walthamstow Wetland is only a short stroll away, while Lloyd Park - home to the William Morris Gallery - is even nearer in the other direction. Higham Hill Park is closer still.

As for food and drink-based perks, SlowBurn, which was recently named one of the Guardian’s essential restaurants to ‘try right now’, is 11 minutes on foot, while the UK’s first dedicated brandy house, Burnt Faith, is the same distance. You’re also a short skip from the Blackhorse Beer Mile, home some of East London's most exciting craft beer breweries, bars and street food, including Signature, Exale and Big Penny Social. Look out for the excellent social calendar at the latter.

As for mental and physical stimulation, the impressively designed bouldering studio Yonder is 15 mins away. You’ll find a similar creative energy at Gnome House and Blackhorse Workshop, two studios where you can sign-up for excellent part-time courses.

Make note of all this, but area is constantly evolving an attracting new ventures, so you’ll love uncovering your own new gems. No wonder Conde Nast Traveller ranked Blackhorse Road among the UK and Ireland's top destinations to visit in 2024. Luckily you’ve got a front row seat!

WHAT ELSE?

-New local? How about the Tavern on the Hill, a grand old pub given fresh life by the folks from Wild Card Brewery - ten minutes on foot away. It’s quickly become a foodie favourite thanks to its Caribbean-inspired roasts (Stormzy put it on the map but its popularity transcends celebrity endorsements).
-Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.
-It’s had a few development delays but the Soho Theatre Walthamstow looks set to finally reopen next year - people are getting excited for a good reason, and it’ll be just one mile from your home.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Cumberland Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
