A refined and light-filled three bedroom Victorian mid terrace with an east-facing garden, nestled on a leafy street in Walthamstow Village. Immaculately finished and yet still with scope to extend (STPP), and in a brilliant location, this is a fine find indeed.

The beating heart of The Village starts just a four minute stroll away, for an enviable range of bars, restaurants and gastropubs right on your doorstep. Your new local may well be The Castle, but there's so much more to choose from.

IF YOU LIVED HERE...

You'll be admiring your immaculate brick frontage before stepping through that pristine pewter grey front door and on into your first port of call – your 145 square foot lounge. It's filled with natural light courtesy of an elegantly shuttered bay window framing enticing leafy street views beyond. An ornate period real flame gas fireplace sits in the chimney breast and vintage style cornicing runs overhead.

Next door and your eat-in kitchen's clad in timber cabinets with a white tiled backsplash and recessed spot lighting illuminating the proceedings. Step out of the kitchen door here and follow the flagstones and leafy canopy to your twenty two foot, east-facing garden. It's an idyllic spot with lush lawn flanked by lovingly-tended beds, all ending in a patio and shed. Totally secluded and completely sublime.

Back inside and the ground floor's finished off by a beautiful dual aspect bathroom with a dedicated shower cubicle, vintage suite, timber panelling and a classic clawfoot tub perfectly placed for leafy garden views. Head up the stairs for the sleeping arrangements. Your three impeccable and generous bedrooms range from eighty five to 175 square feet, all with inviting, characterful flourishes. Finally, with the loft space so far untapped, you have a fine developmental opportunity, perhaps adding a whole new storey with a Dormer extension (subject to the usual permissions).

Step outside and Walthamstow Central station is a pleasant twelve minute walk or four minute cycle away for direct, speedy runs to Kings Cross and Oxford Circus via the Victoria line, as well as direct overground routes to Liverpool Street. Nine bus routes service Lea Bridge Road and drivers can be on the North Circular in eight minutes, and the M11 in eleven, so getting from A to B will always be a cinch. If natural retreats are in order then Leyton Flats sit just half a mile away - ideal for hiring a row boat on Hollow Ponds or exploring the grasslands. Special occasion? Finish off with some delectable dining at the nearby Rear Window Restaurant.

WHAT ELSE?

- Current and prospective parents will be pleased to know you have twenty four primary/secondary schools in a one mile radius, all rated 'Good' or better by Ofsted, five of which have 'Outstanding' status.
- With a secure bike hanger just outside, cyclists can benefit from our borough's Mini Holland scheme to whir their way down the dedicated bike lanes of Lea Bridge Road, across the marshes and right through the heart of the East End to the City.
- The Village will reward a little exploration well, maybe the eccentric decor and friendly cats of The Nag's Head will make it your new favourite place, or Mother's Ruin for the rose, geranium and fennel gin hit to the palate. You're sure to find plenty of new opportunities for relaxation.

a word from the owner...

"It's hard to believe I have lived here for 20 years but still remember well the day I moved in and falling in love with the house. The room proportions are lovely and there is a great flow through the house, it feels spacious and airy. I've had lovely summers in the garden with friends enjoying a glass of wine or a BBQ or just with a book enjoying the peace and quiet and winters evenings curled up on my sofa, cosy in front of the fire. It's also a fabulous road to live on. Just a few short minutes walk from the heart of the Village with all it's bars, restaurants and, of course, the Orford Hse Social club. It is also very easy walking distance to Wood St for all its independent shops (and garden centre), 12 mins walk to the tube at Walthamstow Central and only a little more to the High Street for the market. Although fantastically located the road itself is quiet and peaceful without much through traffic (people or cars) and the neighbours are lovely and friendly."

Our Local Guide:
Walthamstow

Cromwell Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
