A plentifully spacious and naturally bright two bedroom, dual reception terrace, complete with private garden and plenty of developmental potential. Best of all it's brilliantly located less than five minutes on foot from Wanstead High Street.

Transport links are also excellent, with Snaresbrook Central line station just six minutes on foot for direct sixteen minute connections to Liverpool Street.

You'll have over 700 square feet to stretch out in, design and decor may need updating here and there, but with all that space and that splendid location your fundamentals couldn't be stronger. Your front reception's a solid 110 square feet, with ornate timber mantel. Next door, reception two is a still more generous 125 square feet, with brass and timber trim.

Your kitchen's dual aspect with cabinets on three sides for plenty of storage space. Step out into the garden here, for a generous length of patio secluded by thriving greenery and timber fencing. A little attention here and you'll have a lovely leafy solace. Upstairs your principal bedroom's a substitutional 140 square feet with fitted storage. To the rear you have bedroom two and your bathroom, complete with walk in power shower.

Outside and, as noted, you're just five minutes on foot from Wanstead High Street, the bustling heart of this much loved East London village. Here you'll find a wide range of independent cafes, bars and restaurants. Former Coaching Inn, The Cuckfield offers a delicious, diverse menu, while Gail's Bakery and The Larder are just two of your plentiful coffee options. And just across the High Street you have the greenery of Christchurch Green and Memorial Green.

- Heading to the West End? Tottenham Court Road is just twenty five minutes from Snaresbrook, for a door to door trip of around half an hour.
- The property is offered chain free, for that all important, hassle free move.
- Your loft space is so far unexplored, meaning you have plenty of scope to follow in the footsteps of your neighbours and potentially add a whole new storey (subject to the usual permissions).

a word from the expert...

"Being a country girl at heart, for me Wanstead is the perfect blend of village/city living. With excellent transport links into the city, I often meet up with friends to explore the wonders of London. But I also enjoy going for long, leafy walks with Hollow Ponds and Wanstead Park on my doorstep. I was first attracted to Wanstead by its charming High Street, lush green spaces and choice of excellent schools. Since moving here, I have discovered some new favourites — for breakfast La Bakerie, lunch at Otto and The Duke for the best roast around. I love to stay active, and here in Wanstead you have lots to choose from. From organised yoga at Christ Church Green, personal training sessions at Target Fit or jogging around the various nature trails of Epping Forest. There is a great sense of community here in Wanstead, with informative Facebook groups, street parties, a monthly farmers’ market and the local jumble trail. I have made many friends locally, there is a genuine community spirit here and I am proud to call Wanstead my home." KYLI CLAYTON E11 BRANCH MANAGER

Our Local Guide:

Cowley Road, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
