A smart, bright and spacious four bedroom family home. Expertly developed and lovingly extended over three storeys, it's all just moments from Wanstead High Street, the bustling heart of this highly sought after East London village.

You're well served for nature as well as nightlife. The tranquil blue waters of Eagle Pond and the endlessly explorable greenery of Epping Forest are both less than a half mile away on foot.

IF YOU LIVED HERE...

You'll be stretching out in an immaculately appointed suite of living spaces. Step into your twenty two foot long through lounge, with dark engineered hardwood flowing underfoot and pristine white walls making the most of the natural light. Artfully sleek and utterly contemporary, it's a splendid hosting space.

Your kitchen's to the rear, with flanks of white cabinets, chunky worktops and herringbone tiled splashbacks facing each other across more dark engineered hardwood. Step out here for your garden, with patio and lawn surrounded by timber fencing and ending in a handy shed. Back inside, and upstairs where the elegant, five star style continues. To the front, your principal bedroom's a substantial double of 150 square feet, with bespoke floor to ceiling storage and smoky grey carpet.

Bedroom two's another double, similarly styled, with a garden view to the rear. Into your family bathroom now, where you have an artfully arranged rainfall shower cubicle with floor to fingertip glazed surround. There's a tub too, if you prefer a relaxing soak. Head up your second staircase, bright and skylit, for bedroom three, a 180 square foot affair, with twin skylights and handy study nook. Bedroom four, a generous single, completes the sleeping arrangements while your second bathroom ensures frantic mornings will be a thing of the past.

Outside and, as noted, Wanstead's busy High Street is less than five minutes away on foot. Here you'll find a fine array of independent cafes and high end wining and dining establishments. The Larder's your place for coffee and cake, The Bull will do you a mighty Sunday Roast and you can even tuck into an East London classic at Robin's Pie & Mash. Whenever you need to head into town, Snaresbrook tube station is just seven minutes on foot and will get you straight to Liverpool Street in sixteen via the Central line.

WHAT ELSE?

- Parents have a great choice of local schools, with three 'Outstanding' and seven 'Good' primary/secondary choices all less than a mile on foot. Wanstead Church School is an 'Outstanding' primary just five minutes away.
- The High Street's great but be sure to also explore nearby Nightingale Lane. Just around the corner and ever so slightly off the beaten track, with some lovely pubs overlooking the green.
- Heading to the West End? You can get directly to Tottenham Court Road from Snaresbrook in just twenty five minutes.

a word from the owner...

"Cowley Road is ideally located in Wanstead. It is a quiet tree-lined street with friendly neighbours and is just a short walk to everything Wanstead has to offer; cafes, restaurants, pubs, nurseries/ schools, parks and golf course. Having everything on our doorstep and the village feel of Cowley rd while only being 20mins from central London is something we will really miss. We have lived here for over 5 years and had our 2 beautiful children here. We hope you love the house and area as much as we have."

Our Local Guide:
Wanstead

Cowley Road, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
