2 Bedroom s

An artfully appointed, impeccably finished two bedroom family home, brimming with love, care and character throughout. You're located on the kind of peaceful, tree-lined street that's made Wanstead such a sought after East London village.

As expertly developed as this property is, there's scope for yet more expansion. With the loft space so far unexplored you could follow your neighbours' lead and add a whole new storey (subject to the usual permissions).

IF YOU LIVED HERE...

You'll be suitably impressed the moment you step off the kerb, with your handsome brick frontage behind your front garden's slate beds and timber fence. Inside you're greeted by the glorious through lounge – over 270 square feet with blonde engineered hardwood flowing underfoot throughout. Classic timber shutters sit on the window to the front, while to the rear it's all laid semi open to your splendid kitchen/diner, with clear sightlines from front to back. The blonde hardwood gives way to smoky floor tiling in the kitchen, where you'll find a sleek suite of grey and white cabinets, marbled counter tops and a striking sky blue backsplash. A matching chef's island and breakfast bar takes centre stage, while banks of skylights and an entire rear wall of bi-folding patio doors flood all 220 square feet with a welcome wealth of natural light. Chrome fittings and a suite of high end integrated appliances complete the stylish aesthetic. Throw those doors back to open your diner to the garden, blending inside and out as you enjoy a coffee or breakfast on your pristine split level patio, flanked by greenery and timber fencing. Perfect for barbecues. Upstairs and your family bathroom immediately steals the show, skylit and resplendent in aquamarine letterbox tiles with vessel sink, tub and dedicated rainfall shower cubicle. Elsewhere, both bedrooms are perfectly presented doubles finished in characterful pastel tones. Outside, and you're just minutes from Wanstead High Street, the bustling heart of this popular East London village. With plenty of lush open greenery, superb shops and restaurants and speedy central line connections into town, Wanstead has long been highly sought after by families and City workers alike. The High Street's packed with wining and dining highlights like The Cuckfield, The Larder and The Bull (great for Sunday Roasts) but you're also lucky enough to have Nightingale Lane on your doorstep, just a couple of minutes walk for yet more gorgeous village gastropubs.

WHAT ELSE?

- As noted Wanstead's transport links are excellent. Snaresbrook station is just a third of a mile on foot and will get you straight to Liverpool Street in sixteen minutes or Tottenham Court Road in twenty five, putting both the City and West End around a half hour away door to door.
- You'll find ten 'Outstanding' or 'Good' primary and secondary schools all less than twenty minutes walk away. The 'Outstanding' Wanstead Church School is just five minutes on foot.
- The open green spaces of Memorial Green and Christchurch Green are just moments away anytime you need to blow away the cobwebs. If you really need to stretch your legs, the vast natural greenery of Epping Forest and Leyton Flats starts less than a half mile away, featuring the tranquil blue waters of Eagle Pond and the endlessly exploreable waterways of Hollow Ponds.

a word from the expert...

"Being a country girl at heart, for me Wanstead is the perfect blend of village/city living. With excellent transport links into the city, I often meet up with friends to explore the wonders of London. But I also enjoy going for long, leafy walks with Hollow Ponds and Wanstead Park on my doorstep. I was first attracted to Wanstead by its charming High Street, lush green spaces and choice of excellent schools. Since moving here, I have discovered some new favourites — for breakfast La Bakerie, lunch at Otto and The Duke for the best roast around. I love to stay active, and here in Wanstead you have lots to choose from. From organised yoga at Christ Church Green, personal training sessions at Target Fit or jogging around the various nature trails of Epping Forest. There is a great sense of community here in Wanstead, with informative Facebook groups, street parties, a monthly farmers’ market and the local jumble trail. I have made many friends locally, there is a genuine community spirit here and I am proud to call Wanstead my home." KYLI CLAYTON E11 BRANCH MANAGER

Our Local Guide:
Wanstead

Cowley Road, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
