Among the many and varied local highlights you have on your doorstep is the endlessly explorable open space of Epping Forest. This epic stretch of greenery is just past the tranquil blue waters of Eagle Pond, a half mile on foot from your front door.

IF YOU LIVED HERE

You'll have striking designer flourishes and eye-catching architectural additions around every corner. Step through your front door and you're immediately in your vast, 280 square foot through lounge, laid semi open to the kitchen for clear sight-lines from the bow window at the front to the bi-folding doors at the back. Engineered blonde hardwood lies underfoot and there's an exposed brick effect wall down one side.

Step into the kitchen and you have a lovingly curated culinary space, bright and spacious with large format floor tiling between twin flanks of white cabinets and dark timber worktops, sage green walls and chrome fittings. Throw back the patio doors to bring the outside in and explore your sizeable, artfully landscaped rear courtyard, surrounded by raised railway sleeper beds and sky blue timber fencing.

Upstairs now for the first of your twin bathrooms, an elegant affair decked out in a mix of pristine white letterbox tiling and striking turquoise. You have a freestanding roll top tub as well as a dedicated rainfall shower cubicle and vessel sink. Both first floor bedrooms are smartly designed doubles, bursting with character. Upstairs again and you have the penthouse sleeper, dual aspect with twin skylights facing a Juliet balcony and a sleek en suite shower room off to one side.

Outside and Wanstead High Street, the bustling heart of this ever popular East London village, is just five minutes on foot. Here you can explore the impressive array of cafes, gastropubs and restaurants that have made the area such a favourite with families and City commuters alike. There's even a dedicated butchers and speciality fishmongers, while Snaresbrook and Wanstead tube stations bookend the High Street for fast, direct runs to the City and West End via the Central line.

WHAT ELSE?

- It's just ten minutes from your front door to either Snaresbrook or Wanstead tube stations. Both sit in zone four and either will get you directly to Liverpool Street in sixteen minutes, so you have the City around a half hour away door to door.
- Your new local is the award-winning Duke, Wanstead. A gorgeous gastropub just round the corner on Nightingale Lane.
- Parents will be pleased to know you have ten 'Outstanding' or 'Good' primary/secondary schools in a one mile radius alone. The 'Outstanding' Wanstead Church School is less than ten minutes away.

a word from the owners....

"We only moved into 78 Cowley Road 2 years ago and truth be told we don’t want to leave. However, changing family circumstances mean we need to move away to start anew and find new owners for our beloved home. Wanstead is the perfect location for anyone looking to strike the balance between city and country living. Just 30 minutes from central London by tube or bike, yet with a true village feel thanks to the surrounding parks, forests, and green spaces. The High Street is a gem. With known brands and local businesses, it has everything you could need and more. It also hosts a monthly farmers market and countless other events throughout the year including craft fairs & fringe events. There’s also a variety of pubs and restaurants that cater to every taste - even as vegans we are spoilt for choice. Cowley road is one of the most desirable streets in Wanstead and when you walk down it, you’ll soon realise why. Not least due to its quiet nature, proximity to the High Street, and distance from both Wanstead and Snaresbrook stations, but it also boasts stunning Victorian architecture each house with its own unique charm. The beautiful trees which line the street help welcome the different seasons, whilst providing privacy to the houses from outside. But what we will miss most are the neighbours, the friendship, kindness and neighbourly spirit are unlike anything we’ve experienced before."

Our Local Guide:
Wanstead

Cowley Road, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
