Bright and beautifully restored, this one-bedroom ex-Warmer apartment is set on the ground floor with a private section of the rear garden, a dine-in kitchen, reception room, and a fantastic E17 location.

Blackhorse Road tube station is a few minutes away, putting you half an hour from central London door to door via the Victoria line, but you’ve got plenty of action going on in your local community, including fantastic bars and eateries, as well as easy access to vast green space, such as the Walthamstow Wetlands.

IF YOU LIVED HERE…

Day after day, you’ll get a kick in your stride as you approach the iconic red bricked arch outside your home. It’s not surprising that these former Warner apartments are so popular with their timeless design.

Your reception room is full of natural light from the three windows, with the spotless decor, smart flooring, bespoke carpentry and column radiator being notable highlights. You’ll enjoy having the convenience of a separate kitchen, especially such a spacious one - there’s room for a table as well as plenty of storage in the stylish sage units. The integrated appliances will be a joy to use too. The bathroom is conveniently located at the rear, with a walk-in shower and smart fittings. The bedroom is a double with more pristine decor and soft carpeting.

At the rear you have a private section of garden, which is spacious with a lawn and mature foliage. Beyond that, you’ll find countless amenities, including the much-lauded veg-friendly restaurant SlowBurn, the community-centred bouldering studio Yonder, and the creative studio Blackhorse Workshop, which runs a variety of brilliant classes. You’re also a short hop from the Blackhorse Beer Mile, where you’ll find some of East London’s best craft beer breweries, bars and street food.

You’re just a few minutes from the fantastic Walthamstow Wetlands, which has cycle routes which lead to some of East London’s most popular destinations such as the Olympic Park.

As well as having Blackhorse Road station so nearby, in the other direction you’ve also got quick access to St James Street station for the nifty Overground to London Liverpool Street.

WHAT ELSE?

-The dynamic social hub CRATE St James is an 11 minute stroll away. Here you'll find an eclectic collection of creative ventures, from independent eateries and florists to yoga studios and boutiques.
- Just six minutes away, you’ve got an original Banksy, preserved within the Bonners fish and chip shop signage. Grab some delicious takeout and soak up some culture worth bragging about.
-You’ve also got countless amenities on your doorstep, including Europe’s longest market which runs along the High Street, plus the newly opened Forest cinema and the convenient chains found in the 17&Central shopping centre a short stroll away in Walthamstow Central.

a word from the owner.....

"We're sad to be leaving Cornwallis Road as we've loved living in this area. Its a really peaceful street, yet we are 4 minutes walk from the Victoria Line, 8 minutes walk to the Overground station at St. James Street (Liverpool Street in 30 min door-to-door!) Blackhorse Road is an ideal spot, with amazing restaurants (SlowBurn), cafes, bakeries, breweries (Blackhorse Beer Mile) right on our doorstep. Walthamstow Village and Wood Street are also really close with amazing options, and the Walthamstow Wetlands and Epping Forest close by for weekend walks. We will especially miss BBQs in our lovely garden during the summer!"

Our Local Guide:
Walthamstow

Cornwallis Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
