"I have lived here for over ten years and have enjoyed the flat very much. Being on the first floor the light is bright and welcoming. The kitchen getting the morning sun and the living room and loft skylights getting the sunsets. The tall plane tree outside the front offers a softening view and the trees at the back are seen fully from the bathroom window and loft balcony offering privacy in the summer. The garden has been nurtured over the years and is full of flowers, a pear tree and a rowan tree. I've always loved the position of this flat so near to the marshes which is one of the reasons I bought it. Five minutes on a bike to the wetlands and marshes, and a short walk to the many local parks such as St James, Coppermill and Stoneydown- all lovely with great playgrounds and strong community connections. And of course the Victoria line is a 5 minute walk and the overground to Hackney a 10 minute walk. Walthamstow market is super with great stalls that pretty much have everything you need. There are some lovely local cafes nearby and I have enjoyed the diverse amenities this area offers such as Yonder ( rock climbing wall- 10 minutes), Blackhorse workshop (arts space and cafe), the many breweries and bars off Blackhorse lane, and the indoor spaces at Gnome House and The Mill- both important roots of the community. The street is very friendly and I have at least 6 or 7 of the neighbours that I would feel happy to call on if needed. People have lived on this road for a while and care for the street. The road has limited traffic and many of the roads near here have small pocket parks and one way systems. Both these initiatives give priority to cyclists and pedestrians and are an environmentally positive feature of the immediate area. The new owners will be very happy here I'm sure!"

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
