This thoughtfully designed first-floor apartment, set within a Victorian terrace near the sought-after St James area of Walthamstow, offers smart and versatile living. With two bedrooms and an additional loft room, the home makes the most of its 597 sq ft, creating flexible and attractive living space throughout. Ideally located just moments from St James Street Overground Station and within easy reach of the wide-open green spaces of Walthamstow Wetlands, it’s perfectly placed for those who enjoy both city convenience and access to nature.

IF YOU LIVED HERE...

From the moment you arrive, the home makes a lovely first impression. A neat walled front garden leads to the front door via a striking monochrome-tiled path, sheltered beneath a charming period archway.

Inside, the reception room spans the full width of the apartment, offering a bright and welcoming space. A bay window at the front, along with a second side window, fills the room with natural light, filtered through crisp white plantation shutters for both privacy and style. A central fireplace adds character, flanked by alcove shelving—ideal for books, artwork, or your favourite objects.

The first double bedroom (113.22 ft²) is decorated in soft, biscuit tones, dove grey plantation shutters and plush carpeting underfoot—adding warmth and comfort (the carpeting throughout was replaced last year). A window lets in natural light, making it a peaceful space to wind down or wake up gently.

Just a few steps down is the bathroom - recently renovated, fitted with a classic white suite that includes a traditional-style washstand and a bath with an overhead shower. White walls and sea-green variegated tiles create a calm, contemporary feel.

The galley kitchen is clean and streamlined, with white cabinetry, pale terrazzo worktops, and a classic Belfast sink. Integrated appliances keep things tidy and functional. At the rear of the home, the second bedroom - also a double (85.68 ft²) benefits from a built-in cupboard and overlooks the greenery beyond.

Above, the converted loft space—around 165 ft²—is full of natural light, thanks to a large Velux window. Pale walls and soft carpet keep the space bright and comfortable, while angled spotlights offer adaptable lighting. It’s a versatile room with plenty of potential: whether you need an extra guest room, a creative studio, or a quiet place to work, it’s ready for whatever suits your lifestyle.

a word from the owners...

"We absolutely loved living on Coppermill Lane and truly feel that it ticks a lot of boxes for a happy life. The flat is super spacious and it was so useful to have the loft for a separate working space for both of us. The living room is so light and welcoming and we renovated the bathroom ourselves last year, which feels bright and airy especially in the summer. We loved that the living room and the bedroom were big enough for us to have what furniture we wanted and still have room for storage. Walthamstow has so many great pubs, cafes and independent restaurants and we loved having Crate right on the doorstep which has lots of great small businesses. We will never forget our sunny runs and walks around the Walthamstow marshes and wetlands as well easy access to Epping forest for dog walks. St James Street is so well placed to be right in the middle of the more leafy areas of Walthamstow like the village and Highams Park and more lively areas like Blackhorse road and Hackney and you're also super well connected to central London via the Victoria line. We loved being in walking distance of the new Blackhorse developments as well including multiple amazing breweries. St James Street also has a great community feel and we loved our neighbours and others on the street. We're devastated to be leaving but have been seduced by the north!"

Our Local Guide:
Walthamstow

Coppermill Lane, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
