IF YOU LIVED HERE…

You’d love the easy convenience of living in a contemporary apartment on the first floor of an attractive modern block in this super-convenient location. The apartment has a logical layout that wastes no space, with a central hallway that leads to the main living space, double bedroom and bathroom. The property is dual aspect, with lots of natural light from north and south-facing double glazed windows, and all-white décor maximises the sense of space and light. The main living space is almost 17 ft long, with simple white décor and a hardwood floor. There’s plenty of space for lounge and dining areas, and a door leads directly to the separate kitchen which is well-equipped, with fitted wall and floor cabinets that house integrated and freestanding appliances. Both rooms have leafy views over the playing fields. The large south-facing double bedroom can easily accommodate a large double bed and bedroom furniture. The adjacent bathroom is partly tiled. It has a built-in cupboards and contemporary white bath with a mixer shower, and a freestanding washbasin and WC. Outside there’s a charming residents’ garden to the rear which backs onto the playing fields. It has a long lawn and plentiful beds planted with fruit, veg, flowers and shrubs. The lower ground floor garage is accessed from the front of the property, where there’s also off-street parking.

WHAT ELSE?

- This is a lovely location in the popular St James neighbourhood with great access to local shops and services, as well as the many amenities in Walthamstow town centre.
- The property has excellent access to green spaces. It backs onto the Lee Valley Park (and playing fields) and the 500-acre Walthamstow Wetlands. Walthamstow Marshes and Epping Forest are both within a mile or so, offering a large network of footpaths and cycle routes. There’s also a sports centre just across the road.
- Public transport links are good. St James Street overground station (a 9 min walk) has regular 16-minute journeys into the City, and Blackhorse Road tube station on the Victoria Line (a 14 min walk) has direct journeys to King’s Cross, the West End and beyond.

a word from the owner...

"I loved living in this quiet, bright and roomy apartment, situated within easy walking distance from the vibrant Walthamstow Centre and both Blackhorse Road and St James St Tube Stations. The other residents are friendly and the neighbourhood is also very pleasant. I used to make full use of the famous Walthamstow Wetlands and the Lee Valley nature areas situated on the doorstep. The garage space can house all your cycling and leisure gear since there is also a residents' parking area at the front of the building."

Our Local Guide:
Walthamstow

Coppermill Lane, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
