2 Bedroom s

1 Bath

A charmingly characterful two double bedroom first floor apartment with shared garden and development potential in our Coppermill neighbourhood. Both St James Street and Walthamstow Wetlands are moments away, for the best of all worlds.

There's a secure bike hanger right outside your new front door, perfect for whizzing your way across the Wetlands towards Tottenham before stopping off for a hearty brunch in the beautifully restored Engine House Cafe, with incredible views from the terrace.

IF YOU LIVED HERE...

You'll love life in our historic Coppermill neighbourhood, it's a fine locale packed with history, where copper ingots were once stamped into halfpenny coins. Step past your handsome red brick frontage and your interior's just as impressive. At the top of the stairs you'll find your 100 square foot lounge where a hunter green statement wall sets off the light sage hues for the first in a series of perfect palettes. Bedroom one sits next door, dressed in artful sapphire blue walls, with a garden view making for an enticing space.

Continue through and your principal bedroom's another double with joyously bright butterscotch walls illuminated by twin windows, intricate ceiling moulding in keeping with the building's Victorian heritage and honey-toned timber floorboards. There's access to the fully boarded loft space from here too - great for storage. The bathroom's a pristine sanctuary dressed top to toe in gleaming metro tiles with a shower over the tub, while the kitchen's similarly attired, with onyx flourishes and a wine rack. Finally, head downstairs for your shared courtyard garden - a forty five foot stretch of low-maintenance patio complete with rosemary infused beds and high fences for privacy.

You're five minutes on foot from bustling St James Street, for a real sense of cafe culture. Here you can take your pick from Incoming Coffee, Long & Short, St James Treats (keep your eye out for the ghost sign here), Beaten by a Whisker and The Curious Goat. Stop by the buzzing community and creative hub CRATE for a dazzling array of independent makers. Or head up the High Street for the market, mall and nine-screen Empire Cinema, before making your way to the esoteric environs of Walthamstow Village.

WHAT ELSE?

- Parents have a great choice of seventeen primary and secondary schools rated 'Good' or better by Ofsted all within a mile, three with 'Outstanding' status. Coppermill Primary is two minutes' walk around the corner.
- St James Street Station is just a five minute stroll. From here you can speed directly to Liverpool Street in twenty minutes. Or Blackhorse Road station's half a mile away to jump on the Victoria Line for an easy shuttle to Kings Cross.
- Walthamstow's bursting with street art, and you've got a fine example right across the road from your new abode. Thanks to Wood Street Walls, US artist Beau Stanton's flowery masterpiece (inspired by Tiffany lamps) marks the start of Cassiobury Road.

a word from the owner...

"This flat has been the perfect first property for us. In the last four years, we have seen the area massively develop and have enjoyed the local amenities with the wetlands, marshes and parks being at our doorstep. There is an abundance of cafes, restaurants, breweries and more to take advantage of. You will never be bored! We have benefited from having excellent nearby transport connections into London. There is a great community where the neighbours are kind and friendly. We have been able to grow with the flat, changing it around to suit our needs with our new born baby and dog."

Our Local Guide:
Walthamstow

Coppermill Lane, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
