Benefiting from easy access to both Chinford and Highams Park, this spacious three bedroom home sits in a peaceful spot near the edge of Epping Forest.

Coming in at an impressive 1223 square foot, it unfolds over three floors, where you’ll find two bathrooms, two reception rooms, a modern kitchen and the smartly decorated bedrooms. Outside you’ve got a private rear garden and off -street parking. That fact that it comes chain-free is even more of a bonus.

IF YOU LIVED HERE…

You’ll love being so close to the nature of Epping Forest but also within easy reach of the city; Chingford station is ten minutes away on foot, where you can whizz into Liverpool Street on the overground in half an hour.

Chingford itself has a thriving food and drink scene. You’re spoilt for choice when it comes to Thai food, with the Rusty Bike pub and Patpong Thai both serving up fantastic food with authentic flavour. Wilsons fish and chips, which has been keeping customer happy for almost a hundred years, is another great option for takeout, while Caribbean restaurant Dan Dan’s is newer but just as delicious.

As well as being so close to Epping Forest, you’ll find Pimp Hall Park a short distance away, which has been home to some great events, including outdoor cinema in the summer months.

After all this exploring, you’ll be keen to relax at home. Thanks to its smart layout, there’s a fantastic amount of space packed in, with plenty of storage to keep clutter at bay too. The ground floor houses your first reception room, kitchen and one of the bathrooms, with access to your sun-trap west-facing garden, which will be the perfect place to relax on sunny days. The two floors above are where you’ll find your main reception room, three bedrooms and further bathroom, as well as spacious landings areas with built-in storage.

WHAT ELSE?
- You’re just a mile away from Ridgeway Park, home to the Chingford & District Model Engineering Club, where members of the public can ride on the model railway on Sundays.

a word from the owner.....

"I have lived at this property for 47 years, I still have the original neighbours on one side. I have raised two children here and being so close to Epping Forest we have enjoyed using the outdoor space around us. We have two schools opposite the property, a primary, a secondary, a nursery and a sixth form college which my children/Grandchildren have attended. The property is within walking distance to the shops and London transport directly into London."

Our Local Guide:
Chingford

Coney Burrows, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
