Set on the fourth floor of a smartly designed modern block, this immaculately finished one-bedroom apartment has a private balcony, communal gardens and open plan kitchen/lounge/diner, plus much, much more.

The location is an excellent spot in the thriving Blackhorse Road neighbourhood, surrounded by fantastic food and drink-based amenities, excellent transport links and luscious greenery, including the much-admired Walthamstow Wetlands.

You probably don’t need much of an introduction to Blackhorse Road - everyone from Time Out to Conde Nast Traveller has been raving about how buzzing this part of E17 is, and your home is right in the heart of it…

Your open plan kitchen/living room is full of natural light thanks to the generous amount of glazing, with smart engineered flooring sweeping the length. The decor is spotless, while the kitchen area has glossy cabinets, stylish herringbone tiles and contemporary appliances. The bedroom is just as smart, with more of pristine decor, in-built storage and soft carpeting under foot, while the bathroom features sleek fittings and an over-tub shower. The balcony, which runs across the length of the rear, will be your favourite spot for relaxing on warm days - you’ve got a great view of London from up there on the fourth floor. Perhaps surprisingly for some, there’s an abundance of green space; the fantastic Walthamstow Wetland is only a few minutes away, but the urban delights are just tempting…

SlowBurn, which was recently named one of the Guardian’s essential restaurants to ‘try right now’, is five minutes on foot, while the impressively designed bouldering studio Yonder is even closer. You’ll find a similar creative energy at Gnome House and Blackhorse Workshop, two studios where you can sign-up for fantastic part-time courses, such as woodwork. If drinking is on the agenda, you’ll be delighted to discover that you’re a short skip from the Blackhorse Beer Mile, home some of East London's most exciting craft beer breweries, bars and street food, including Signature, Exale, Hackney, Wild Card and Big Penny Social. The latter has a packed event calendar, with the regular flea market drawing shoppers from across the capital.

It’s a five minute stroll to Blackhorse Road station, where the Victoria line will get you straight to Kings Cross in around quarter of an hour, or hop on the Overground, which zips between Gospel Oak and Barking (great for day trips to Hampstead Heath or the Essex seaside). Buses are plentiful too.

- Walk to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as convenient chains.
- Within a year you’ll also be able to enjoy the benefit of being just over a mile from the much anticipated Soho Theatre Walthamstow, which has been given a £30m investment as part of the council’s’ London Borough of Culture 2019 commitment to place culture at the heart of its communities’ (one of the reason’s we love Walthamstow so much).
- Just five mins away you’ll find the Independent wine shop and bar Forest Wines, which specialises in organic, biodynamic, natural wines and also has a great selection of craft beers. You can also order a changing selection of small sharing plates and wine by the glass at the bar. Bliss.

a word from the owner...

"I have LOVED living here! It been my first home that I owned and I couldn't have asked for more. The flat is wonderful in so many ways. I love the view from the balcony across the rooftops, it reminds me of old London, you can see right out to Epping Forest. The balcony is one of my favourite spots, because its inset it means you can sit out there with a glass of wine in the pouring summer rain and not get soaked. You also get the sun all morning making it the perfect place for brunch. Being inset means you can use some of the space as storage, our Christmas decorations stay out here and they've never got damp. The flat is so well insulated, I've never lived anywhere where you barely have to put the heating on. Even on the coldest days the flat never falls below 20 degrees which has kept my heating bills low. The area has changed so much in the five years I've been here. When I moved in there was one coffee shop, nows there four right on your doorstep. We have recently got a puppy called Otis, and love that we have so many options on our doorstep to take him on a walk - the River Lea is gorgeous for a long walk down to Clapton or even Hackney Wick if you're making a day of it. Lloyd Park has a lovely Saturday market - Otis LOVES the ladies who sells the dog treats and it's great for a coffee and a treat for the hoomans. Having a run through the Wetlands is another of my favourite things to do in the area. It has a real sense of calm with a view of the city. And I can't forget the Blackhorse Beer Mile with the Breweries. Whoever ends up living here I'm already soooo jealous of you as it really is the best!"

What's on your doorstep?

Our Local Guide:

Collendale Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
