A serene and stylish one bedroom apartment on the second floor of a modern development, moments from Blackhorse Road. With private balcony, open plan kitchen reception and elegant bathroom, this is a superb home in a fantastic position.

You're on a quiet turning perfect for exploring Blackhorse Lane, with a cluster of brewery taprooms and delicatessens to discover. As well as being handy for central Walthamstow you'll be less than half an hour away from central London by tube.

IF YOU LIVED HERE…

Everything sits off of your central hallway. First to the left past your built in storage is your luxurious bathroom, with neutral tiling to the walls and light marbled tiling underfoot. There's a concealed cistern WC, heated towel rail, and shower over the tub. Then you'll find your bedroom, a relaxing 125 square foot space with a built in double wardrobe to one end. A large window opposite throws light onto the biscuit shaded carpet underfoot.

Your spectacular 275 square foot kitchen reception is next. Glossy taupe units fit neatly into one corner, with integrated AEG double oven. Engineered flooring stretches underfoot. To the end through sliding glass doors is your covered balcony, sixty square foot of outside space with decking underfoot, perfect for morning coffee or evening cocktails. Last off your hall is a utility room, an addition you'll wonder how you lived without.

You'll be just three minutes' walk from Blackhorse Road, meaning you could be at Kings Cross via the Victoria Line in less than twenty minutes door to door. If you're staying local, you can immerse yourself in nature at the nearby Walthamstow Wetlands, at 500 acres London's largest nature reserve, just fifteen minutes away on foot. You're also less than a mile from Walthamstow High Street, with its famous street market.

WHAT ELSE?

- Your new local is Truman's Social Club, a massive warehouse space containing a microbrewery, and serving superb international food.
- Head to Yonder at the end of your road for an energising yoga session, or an exciting climb up the indoor climbing wall.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Collendale Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
