IF YOU LIVED HERE…

You'll be stepping into your welcoming hallway and on into your first reception, with a beautiful bay window and 145 square foot of space. A wood-burning stove sits in the fireplace, and engineered flooring lies underfoot. Next you'll come to your eighty five square foot second reception, with a view to the garden. Past the storage on your right, you'll find your fabulous kitchen/diner. With its own bay window perfect for the dining table, it gives you 210 square foot of space. There's another stove here, set in a grand wooden fireplace.

Step through the door here to your lovely private garden, with paving giving way to lawn and carefully curated beds. Back inside and on the first floor you'll find two double bedrooms and a family bathroom. Your first bedroom of 105 square foot overlooks the garden. Next is the large bathroom, with classic checkerboard tiling underfoot, a traditional white suite, and shower over the tub. To the front sits your airy 190 square foot second bedroom, with another bay window, and bespoke wardrobes either side of the fireplace.

Your splendid loft conversion has an impressive 250 square foot of split level bedroom space, illuminated by twin skylights. Soft grey carpet lies underfoot, and there's a charming bespoke window seat. An en suite sits to one end, with its own large window for the luxury of natural light, vanity sink, and seafoam tiled walk-in shower. You also have a wealth of eaves storage up here. Handy.

Outside and just over twelve minutes' walk and you're at Blackhorse Road, making your journey to Kings Cross on the superfast Victoria Line as little as half an hour door-to-door. If you're staying local, it's under ten minutes on foot to the bustling high street, with its famous street market and farmers' market every Sunday. It's also just a mile from you to the Village, the ancient heart of Walthamstow filled with exciting pubs and eateries.

a word from the owner...

"I've lived here since 2006 and the neighbourhood is friendly and welcoming. We're perfectly placed for the tubes, overground and the shops, and the High Street has eveything you might want and much more. Walthamstow has not lost its unique identity over the years and there is a lot of local culture, great cafes and food from every continent. It's really been a great place to live."

Our Local Guide:
Walthamstow

Coleridge Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
