IF YOU LIVED HERE...

You'll be stretching out in a bright and characterful suite of rooms. Vintage timber floorboards run underfoot in your hallway while your 170 square foot principal bedroom (currently in use as a lounge) sits to the right. Finished in striking royal blue up to the picture rail, it's full of natural light from the large box bay window. Bedroom two sits next door, another sizeable double with a garden view and a soft peach paintjob.

The colour scheme continues into your bathroom, blended with pristine white tilework over the L-shaped tub. There's a handy utility space in here too, plus garden access. To the rear, those covetable original floorboards flow on into your 120 square foot kitchen/reception. A sleek suite of teal cabinets run down one flank, home to timber worktops and integrated appliances, while patio doors frame your garden. Step out here for a generous length of lawn punctuated by thriving greenery.

Outside, Leytonstone tube station is just fifteen minutes on foot for the central line and direct, fourteen minute runs to Liverpool Street, putting the City just a half hour away door to door. If you're staying local, the peaceful streets and award winning restaurants of Walthamstow Village are just a fifteen minute stroll away. From the classic gastropub fare at The Castle to the delicious small plates at Orford Road Tapas and lots, lots more, you're sure to find a new favourite.

WHAT ELSE?

- Looking to escape the City? The beautifully vast blue and green spaces of Hollow Ponds and Epping Forest are less than fifteen minutes on foot. Perfect for picnics.
- There's some handy understairs storage, in the hall. A welcome addition to any London apartment.

a word from the owner...

"So much to say about our flat in Colchester Road! We love the huge and beautiful garden - so much space for BBQing, entertaining, and lounging in the sun. It's perfect for anyone green fingered, with a fully functioning greenhouse and a huge veg patch. We have loved having dinners alfresco and eating our home grown raspberries ,blackcurrants , cherries and veg from the veg patch. Our street is quiet with leafy trees and lovely neighbours. The flat is an amazing location, just a short walk to Francis road with its cute shops, bookshop and record store. On weeknights we love to pop into Leyton Yoga Studio just around the corner, or wander into Leyton and have a pint and a meal in the Coach and Horses. Perky Blenders just around the corner, perfect for a delicious coffee and a hangover-cure bagel. On weekends we've loved strolling 20 minutes to Walthamstow Village for brunch, or drinks in the God's Own Junkyard or the Wild Card brewery. The flat is just an 8 minute cycle to Walthamstow station on the Victoria line, meaning the centre of London is just 20 minutes away. We have loved our time in Colchester Road, and are sad to leave it behind, but now that our little one has joined us we are moving to be closer to family. "

Our Local Guide:
Leyton

Colchester Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
