An elegantly extended, bright and characterful three bedroom family terrace, with over 1000 square feet of living space and a delightful garden to the rear. You're also just a third of a mile from the endless greenery of Epping Forest.

Your rear garden's a lovingly manicured affair, with pastel patchwork patio tiles giving way to a lengthy green lawn, flanked by timber fencing and overseen by flourishing mature greenery. Perfect for family time and al fresco entertaining alike.

IF YOU LIVED HERE...

You'll step inside, through the handy storm porch and on into your artfully arranged open plan ground floor. You have clear sightlines from front to back, floods of natural light and broad blonde hardwood running underfoot throughout. Your kitchen's subtly zoned by slate grey floor tiling and a classic serving hatch, decked out in pristine white cabinets with dark worktops and metro tile splashbacks.

Walls are finished in a mix of stately battleship grey and pristine white, recessed spotlighting runs overhead and patio doors frame views of your garden. A handy spare WC completes the ground floor, while that striking blonde hardwood continues upstairs, where all three bedrooms are smart and sizeable. Finally your family bathroom's a timeless, vintage affair with a rainfall shower over the clawfoot rolltop tub.

Outside and, as noted, Epping Forest is just moments away, perfect to escape the City anytime, whether for an evening stroll or a morning run. If you prefer your nature a little more manicured, then our beloved green gem of Lloyd Park is just twenty five minutes away, with landscaped gardens, cafes, courts and an outdoor gym. Finally, Wood Street station is around twenty minutes on foot, and will whisk you directly into Liverpool Street just as quickly.

a word from the owner...

"We have loved living in this house and raising our young family here. It offers the best of both worlds; it’s a quiet, and family orientated road, with wonderful neighbours. It is close to amazing schools and beautiful green space which is just a short walk away. However, we also have amazing restaurants and cafes 15 minutes away in bustling Wood street and you can be in Liverpool street in 20 minutes by train. We have renovated the house and it has a spacious feel. We have especially enjoyed the open plan kitchen and dining room to entertain. The garden is south facing and we can sit in the sun any time of the day. We have stayed here for ten years and we are very sad at the prospect of saying goodbye but we are sure that the next family will be very happy here."

Our Local Guide:
Walthamstow

Cobham Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
