A timeless and characterful three bedroom detached house, with lush, lengthy rear garden, private garage and front driveway. You're ideally situated in the heart of friendly Highams Park, moments from the Park itself and its famous lake.

With both a garage and a driveway you have plenty of private parking. Drivers can be on the North Circular in five minutes, and speeding out of London on the arterial M11 soon after.

IF YOU LIVED HERE

You'll be stretching out in your plushly appointed, artfully arranged lounge/dining room. Soft carpet runs underfoot and you have French doors and multiple window sets letting in lashings of natural light and framing leafy garden views. Your dining area is subtly set off to one side, perfect for zoning.

Next door your kitchen's handsomely decked out with a generous complement of two tone cabinets and complementary worktops, while outside your garden's an impressive seventy feet in length, with a raised patio leading down to a lush length of lawn bursting with thriving greenery and mature trees. Upstairs and you have the 140 square foot master bedroom with en suite, and your new home is completed by two more bedrooms and the family bathroom.

Outside and Highams Park itself is barely a minute away on foot. Ideal for morning jogs, afternoon picnics and evening strolls alike, here you have rolling parkland with enviable views over London and, of course, Highams Park lake. Created at the turn of the century by landscape gardener Humphry Repton (immortalised in the park's 'Humphry's Cafe') and later made famous by Blue Peter.

WHAT ELSE?

- Highams Park overground station is just a half mile on foot and will get you directly to Liverpool Street in twenty five minutes. Alternatively, Walthamstow Central is just two stops and five minutes away for a quick swap to the Victoria line.
- Parents will be pleased to know you have fifteen schools deemed 'Good' or 'Outstanding' by Ofsted less than a mile away on foot.
- With that generous driveway you may decide you don't need the garage for parking at all, freeing it up for further development, subject to the usual permissions.

a word from the owner...

"I have lived in Highams Park for thirty seven years and love the village atmosphere that it offers including it's shops and restaurants. It has the benefits of train links to the city and is close to the M11 and M25. Living in Clivedon Road means you are literally a stones throw from Epping Forest, Highams Park lake and park and Woodford gold course. The forest offers many different walks to explore the forest in all it's glory. In the park. is Humphrey's cafe which I normally frequent whilst walking the dogs and it's staff are very welcoming. I am additionally blessed with caring neighbours who will go that extra mile, if you need support or help."

Our Local Guide:
Highams Park

Clivedon Road, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
